How do you deal with people speeding throughout the property? We have speed limit signs posted and have tried speed bumps, but nothing slows them down.

If speed bumps aren’t slowing them down the. They aren’t big enough. Make them bigger to where it physically can damage a car. That will slow them down.

Put up multiple signs throughout “SLOW-BIG HUMPS AHEAD” or “SLOW-BIG DIP IN ROAD AHEAD” then move them each month so they appear new signs. Bet it will slow people down!

this is a HUGE issue at my property where I live. We share a frontage drive with a condo complex. Since it's 'private property' the police cannot assist (unless i'm calling in an illegal parker). I once joked with them that i was gonna throw down spike strips to get them to slow down. The condo company refuses to work with us (i have videoed their tenants numerous times) ...If i could put just one big speed bump like they have at the park, but why should we foot the bill for their bad drivers?

I send lease violations when I know who it is. I've also got in my car and followed them to the apt. they were going to and told them right there.

Video them speeding through and post it on Facebook say they no longer allowed on property if found parked they will be towed. Most don’t think they going fast until the person with name on the lease shows them.

Put a lifelike looking mannequin in the road where the speeding is the worst. Make it look like a realistic hit & run. Give them a good scare. Lol.

I’m not gonna lie, one time I wanted to just bounce a ball in front of one of the speeding cars in an effort to make them understand that in reality there are children around here and this could easily happen.

I would put up a bunch of stop signs. Then, when they fail to stop, fine them. It is easier for people to understand that they need to stop than drive 5-10 miles an hour. I also like the big speed bumps.

Alternatively you could make it a contest for on-site staff to find the most violators. And then give them a prize. I used to have a boss that would randomly show up on site and tell us whoever finds the most lease violations and gives that apt the appropriate letter (1st, 2nd, 3rd warning/violation), that employee would get a portion of the fine.
Maintenance always won because they were outside more and could see trash bags by front doors/on patios, and all of the grills we didn't allow.

Larger speed bumps sound like a good idea; however, please check with your local fire department before increasing the size. Some areas have restrictions due to the damage speed bumps can cause to a fire truck and/or ambulance.
