We’re are having a SERIOUS problem with residents not picking up after their pets at my property. We have pet waste stations throughout the property and we’ve sent out repeated notices/reminders and nothings works. Any suggestions?

Hire temps to stand by all areas where dogs poop and scold residents to pick it up every time a dog poops. You can probably make it work in the budget.

They have the same issue on the community where I live. They are one of the few properties that accept large breeds. We have dog stations with plastic bag dispensers here but they are usually empty of refill bags. I would suggest hiring a company to come pick up the dog waste weekly. Pass that charge on to those that have dogs. The long-term cost is large as it destroys your landscaping.

Hire a service and bill it back to the residents with pets. Most states and most leases give you the right pass through charges with a 30 day notice. Dog poo is not a regulated service or utility.

I use to pay a poop referral fee. $15 each time you send me evidence of a resident breaking policy. I even paid my grounds and maintenance guys. Everyone was a snitch. No one trusted anyone and poop went away.

Make sure maintenance always has poop bags on them. If they ever see a resident walking a pet without a bag in hand they’d hand them one. We tried to turn it into a positive and got really cute poop dispense bags with our company logo on them. They hand them out to every pet owner. After the same person gets handed so many bags, they will get the hint.

I once heard a property manager say they collected DNA on all the pets on the property and I thought that was the funniest thing until I realized you can track down negligent owners this way!

Pet DNA works great. All residents have to register there dogs, DNA is collected and sent off. If you go this route, the poop will have to be fresh, sample collected and sent off for testing. Of course the cost of testing is on the property unless you find who the pet owner is, then cost can be charged to them and based on what city ordinance laws permit. The Lease Agreement needs to include DNA verbiage and fess / fines charges that resident is responsible for. Also, rain, poop found on concrete may affect DNA testing.

wouldn't security cameras be better? I once stayed in a high end apartment, someone let their dog poop in the carpeted hallway and didn't pick up. Who does that? I didn't see it but management left a notice for everyone to see. There were no cameras.

Can you make a designated run/poo area and put up a video camera that covers the area? I no longer allow dogs because of this. I live in MN and they just let the snow cover it up. Now I have one dog that is a comfort dog, so I know if it's theirs. They are great about it though.

Up the pet waste fine, send a 30 day notice to entire community updating of the new fine. Encourage other residents who may be complaining to be your eyes and take pics if they can. Ours was 50 and I upped to 500 per occurance. We stopped having issues quick.

We initiated a $50 (if I recall correctly) fine for every incident. This was a very important concern with us and our residents. Residents could send us a picture or video of the violator as proof and we would credit their account $50, and fine the violator $50. A lot of times people would deny it (it could easily slip your mind, I understand) until we show them the picture or video. The individual who provided the proof is never ever exposed and people can anonymously submit the proof if they didn’t even want us to know. We had hands down the best pick up rate I had ever seen out of any property I helped manage.

I use trail cameras to catch the culprits. You can get one for a little over $100 and it pays for itself immediately.
