We don't do it. It's absolutely bullshit. If you need to have one to supplement your income than you either need a better product or better customer service.

I never understood admin fees.... a prospect would be charged a fee for someone to process their application? Is this a roundabout way to charge an overpriced credit check? You’re hired to run applications and you want to find residents to fill your apartments, so you’re going to charge the resident to pay someone to run their application? Sounds nuts to me.

I am in California...we ask for a hold of 500.00 to secure the apartment and take it off the market. But that same 500 is pushed into the security deposit.

My very successful Dallas client does NOT charge admin fees. Not do they have breed restrictions...portfolio occupancy never below 96%. Low turnover. Rather than be like the airlines, they don't nickel and dime the applicants/residents. Just FYI

Gotta be careful with this question. Get with your local counsel. Here in Texas you have to be able to justify the charge. You can't just put a price on it.
