How long did you wait it out to see if the owner to the property would finally invest in the upkeep of the property ?
I really would love to help the owner to the place where I currently work but no matter what she will not budge. Most of the things here that are horrible is due to negligence. Simple upkeep could had avoided so many things to become ruined. Why do owners do this to thier investments ?

Ask how the replacement reserves is handled ? Also sounds like you don’t have a budget? You would like to know where you should focus more of your energy on and what items less on in order to evaluate where the property is exceeding and areas it’s not. The owner has RR. Replacement Reserves. Depending how much information you want to receive. What is your closing ratio and vacancy factor ? What percentage are you off from market rate to actual rent? Jessica, the answer to that question depends on a lot of things, such as, what is the market like where you’re at? What are your numbers compared to your competitors, ie rents, occupancy etc.? How much spending flexibility do you have? Is your owner taking every last dime from the property or are you even bringing in enough money to cover the mortgage? The answers to all of these questions should help you determine whether or not you stick it out or start looking for something else.

I have given my two weeks notice as of today. Sorry for not answering right away I was typing my letter and handling a few tenants.
I work for an owner who has a rental property of 60 units
4 buildings
All 4 are full of roof leaks
Make readies are an embarrassment and tenants pay when and how they want.
I can not lease if I can't put up my part of the service
Which too needs to come from the owner.
She refuses to fix but wants the rents paid on time
I've patiently waited to see if she would budge in fixing the things that need to be fixed but here we are 4 months later and 13 vacancies.
Honestly she makes it very complicated to work with her and I feel for this property and the tenants

Do your own property market analysis and present it to the owner, they’re all about numbers, let him see what the profit will be if you invest! How long will it actually take to recover that kinda thing !

Mary L-Lopezz she refuses idk how she thinks not fixing nor investing is not good. This is their first of two properties they have other one is less than 30 units and rents are always in the 6k delinquent by the end of the month I stress over .16 cents lol

Real estate is about pleasing the owner; if you have an owner who does not understand the connection between good property upkeep and resident satisfaction, it makes it really hard to create a good experience for the employees. Don't wait too long, find an owner who supports you (property management CAN be really fun if done right). You should love your job.
