My company is currently developing a new 40 story high rise in downtown Seattle (super excited!), and we've been having a debate over what residents would rather have: Space for a dining room table, or a kitchen island. My personal thoughts are that the kitchen island essentially makes the kitchen space bigger by increasing counter space, and you also can put a couple stools up to it and eat like a table. But now all the floor plans show dining room tables instead of islands and I feel like we're missing an opportunity here. I think kitchens really sell people on apartment homes, especially in vacants where there's not much else.
Perhaps my own personal thoughts are getting in the way of what renters want, so I thought I would ask all of you. What do you think renters would rather have? Room for a table or have a kitchen island? Depending on the results, maybe I can give them info to back up my argument, or finally lay my objections to bed!

Depends on your demographic, I just had someone turn down a unit because there wasn’t space for the dinning table

What are your demographics? A younger demographic probably has no use for the DR table. But if you are targeting downsizing baby boomers that is a different story

For that demographic, a kitchen island with room to seat 3 and storage, maybe a wine rack on one end, would be great.

I am a new construction mid rise in Houston Texas. I have a 2 bedroom that has a 14 foot Island and no dining room space. I've leased them all and what is blowing my mind is that almost all of my applicants had dining room tables. Several sold them and the few that didn't, rented a storage space from me.

it sounds like you have a great grasp on who your target renter is. Have you considered running a targeted ad on FB/IG toward that audience? Using a poll or send them to a landing page that shows them the two options and allows them to vote? You could set up the conversions to fire on their vote click and send them to a thank you page featuring your new property. Allows you to get feedback you’re looking for from your target audience while also creating awareness about the project!

I was regional over 3 luxury high rise buildings in Atlanta. Younger demographic. We had several floor plans and the first ones to lease were the ones with an island.

I'm going with a dolly island. it's on casters ( or dolly wheels ) opens the space up nicely and you move it around. Islands are only nice when they have a drain or an outlet

We do 100% urban mid-high rise and hardly have any floor plans with space for dining room tables... and no one objects.
