Topic: Under what circumstances do YOU either accept partial payment or to provide extra time for rent payments without a late fee?

Under what circumstances do YOU either accept partial payment or to provide extra time for rent payments without a late fee?

Also what are some alternative methods that you practice when someone is tugging at your heartstrings when rent time comes? (Keeping fair housing laws in mind of course) I work in Tax Credit, there are a lot of lies and excuses thrown around so I’m having a hard time deciding the circumstances that will allow for lee way IF ANY.

Please let me know what you do!

Not tax credit but I always tell my residents I can’t help if you don’t talk to me. Have always said what date can you pay and then looked at majority for extensions. While I don’t believe we should take partial payments I do see that we might end up going that way with new eviction rules plus it’s customer service. So if I can work with them without jeopardizing budget goals then why not

I tell then we do not accept partials and the payment will not be posted until we have it completely in full.

I take no partial payments, but I do use Eviction hold off agreements. They have to bring in the cost of whatever it costs to file an eviction on them. If they pay as promised, the money is applied towards rent, if not we use that money to file. It works like a charm. I have closed the books each month with zero delinquents more often than not since I put this into effect.

In the tenant loving state of California, and with full understanding that we are in a housing crisis and just about any tenant in this state is low income and gets a free attorney to defend their unlawful detainer, I work with tenants at all costs, sometimes to our detriment, but its still cheaper than trials and attorney fees.

I worked tax credit we made no exceptions sent everyone to eviction on the 11th you could cancel the eviction with your rent, late fee and court fees. But we had to be very strick in tax credit people are always trying to get over on you and if you do it for one you must do it for all. Everyone talks to everyone.

My property is a HUD section 8 building. We only allow short payment if it is the 1st month after a rent change (many have payees and it can take a cycle or two to get it changed) or if they come to us BEFORE rent day and arrange payment arrangements. Max 1 per year and the prior one must have been paid off as arranged if they had one before.

With open honest communication we are VERY flexible and understanding... and we mostly give them the benefit of the doubt. We do ask probing questions w/o crossing line (hard to do) but when they get shady, legalistic or demanding... our ramparts go up and it by the book... the Red Book.

Personal feelings aside
No matter the situation
Always always take care of your job/career. I have them too. Not TC but 100% minorities. Very low or limited income. I only help in a way that will help me and my community. Collecting the rent. And i give them resouces and I help them expedite their emergency rent assistance appointment. Only bc it will benefit all three off us. Do not bend over. This business is very tricky at times.
