Not flattening cardboard in the dumpsters (then complaining the dumpsters are overflowing), and people not picking up after their dogs then complaining they stepped in a pile.
Not paying rent, letting their kids run all over the property, bad housekeeping , tax credit paperwork , when people come in the office and smell so bad that their smell lingers in the office hours after they leave especially pot smokers

Mine is when people respond to my email spelling my name wrong when it’s IN MY SIGNATURE!!! I swear I have one tenant who does it on purpose to spite me!
Trash in the breezeway, setting trash outside the compactor instead of putting it inside the compactor, bulk furniture and mattresses left beside the compactor, what's the total I owe this month (even though statements are mailed and emailed) and do I have a package.
How much is my rent/utilities on the 9th! Dude you just paid rent and we haven't received the billing for it yet. Omg! And he calls 2x a day everyday!!!
The people who call every month to ask what they owe, and people who call and ask if they have a package. Also the frequent complainers who are complaining about nothing!

When I was a manager... I absolutely loved late rent! I loved collecting g it! Don’t answer your door? Ok I gotcha buddy... I would take my shoe off and knock until you opened the door!
My pet peeve... calling me during my busiest time of day to ask if the mailman had been there or asking for a stinking package! Please people you know you received a notice!
Illegal dumping. Every Monday my Maintenance team spends hours disposing of mattresses, sofas, and bags of trash left beside the empty dumpsters by people who dont even live onsite.
Sales vendors on Monday mornings or 1st of month ( I have no time to listen to their pitch) and consistent late payers. (Always a new excuse) Oh and those residents who have to state they're not complainers before submitting a complaint....
It is inevitable that on a monthly basis we have a resident dispute their move our charges because of a final water bill. I should just record one of us explaining, “Well you see, you didn’t pay one for the first 2 months after move in because we bill in ARREARS. See?” We even tell them to expect a final water bill when they provide notice AND when they turn in keys.
without those residents we wouldn't have jobs! My reply is that when you've been in this business a year, you have equivalent to a degree in psychology!
Residents upset with you because you (being responsible and having notified them ahead of time) have replaced their old fire extinguisher with a recharged one. Why are they upset, you wonder? Because you went into their apt and saw how BAD it really is! #hoarder or borderline
