AMENITY IDEAS??  What's the coolest amenity you've seen in a garden style community??
We have a luxury mid-rise being built across the street. We, of course, want to make sure we are competitive amenity wise (to an extent). We already have a doggie playground with bath, a very nice clubhouse with computer lounge, lovely pool and jacuzzi with stainless grills, a nice mini cinema room, and a great gym with cardio, free-weights, T90X stuff and Fitness on Demand.
Thanks for any suggestions!!

Sounds like you have it all for a luxury garden style apartment complex. Consider a car wash/vacuum area or even an outdoor fire pit area always from the pool for smokers or outdoor folks.

Thank you! Yes, it's pretty nice as it is. We have the car wash, too! lol
We don't have a fire pit and that was something I was kind of considering. Great idea.

Does your community have one? I've heard if you're not playing the noise is loud and annoying. Concerned residents will complain.

My community doesn’t have one. I wish we did. Because I would be there all day every day. I have been to a few courts and they aren’t bad. However I know some mid rises and high rises have them on a deck too.

A local brewery in St Louis would provide a different keg of beer every week for people to enjoy one beer after work every day, limited, but thought it was very cool and no one took advantage of it and they all loved it.
It was always a different flavor.
Great marketing for them and awesome for someone who wanted a nice cold beer after work at home.

Have you considered offering bulk Internet to your residents? I work for a provider and we are seeing more and more conventional properties including gigabit internet as an amenity.

I've seen them done all kinds of ways. Various types of hammocks hung throughout the community, actual hammock parks, hammocks in pool area or near playground

Over-sized outdoor versions of games (if your demographic is a demographic that would have fun with that). Some would have items that would have to be checked out, but I recently saw a photo posted of outdoor Twister. The spin "thing" was mounted and the gameboard painted on the ground. That might not be the right game for your demographic but I thought that it was a neat idea and there are likely other applications.

For the fitness center I like the cardio equipment with touch screen apps like Netflix, Hulu Youtube.  The new consoles are WiFi and you can do everything with them while you exercise.  The virtual reality workouts are cool and the I Fit app is really nice too.
