May I add what all of us need to know! Update your community policies regularly and take the time to explain every policy with new residents. Too often, if it 'doesn't apply to them' we skip over the policy. For example, at move in they don't have an animal. Take an extra minute to explain that they must report to the office if they DO get an animal.
If we hear too often "nobody ever told me that" perhaps we need to do a better job of 'telling them that' And yes I know, some people lie or forget that they WERE told.

Maintenance leaves at 4:30. Please don't wait until 4:40 to come in and tell us that your toilet has been running all day! Especially when we pay the water!!!!

This one takes it for me. Most residents do not understand how important it is.

That we really do our best and have the best intentions for the property and resident but sometimes things are not as easy as they seem and the decision is not always ours to make.
