For most people the complaint about rental cost it comes down to wage disparity. Cost of living goes up every year and their wage is stagnant.

Wrong on every count. Only in brand new homes is the price determined by cost as well as supply & demand. In pre-owned homes it is strictly supply & demand that determine the price. There are a lot of very expensive rental homes.
