Topic: Do you all offer a discount when your residents set up auto-pay?

Hi Mutli-Family Friends! A couple of questions on how your company handles auto-pay:

1. Do you offer a discount - if the answer is yes, how much of a discount do your residents receive and is there a specific date to pay by?

2. Are all residents required to pay electronically? Any rules around this?

1. Assuming you mean is there a discount for paying online? We do not offer that.
2. No. Online through the portal, check, money order, no cash.

About ten years ago we offered $10/mo off for signing up for online payments. We don’t do it anymore and are at about 96% online payments now.

That’s amazing!! How did you get to 96%? Was it the discount that initially helped?

The discount really helped in the beginning . The 4% that we can’t get to buy into it will never pay rent online bc they don’t trust it. We wish we were at 100%!

Make a big deal out of the switch. Make it a positive thing. “Going Green” “Easier to pay than ever”….do not make exceptions. Make it a requirement. Nothing better than automatic payments.

We made it an actual event. Come into the office and we will help you get set up. Offer snacks and stuff. Make it fun and for THEIR benefit. But again, it’s not optional

I made it mandatory since COVID. Less office visits. Obviously there are some cases like nsfs I need a cashiers check and move in money but rent and fees are all paid online. And we charge .95 cents for ach, 4.95 fir debit and then crazy amounts for credit cards but it all goes to the website provider.

No discounts to pay online. Legally, we cannot refuse paper checks unless they were NOT being processed in the office, so while we say we don't take paper checks, we actually have to.

 It’s part of our leasing process when you live with us. They understand it’s to their benefit- no lost checks- mail service is super slow these days and office may or may not be open with Covid. Spin it positive and you will get there! It’s just simply part of doing business these days.

Do a wary bird pay online incentive . Pick one or two winners and get vendors to donate gift cards if you don’t have budget for an incentive like that

We require online payments

Requirement of lease. We had implemented a $25 service charge to pay in office effective April 2020. Covid stopped that experiment and we haven’t started it back up yet.
