Off site think tank with catered food. Create a couple of problems that need solving ( staff retention , advertising , resident retention, maintenance on call — just as an example ) and then solve or create ideas of solutions together and then act on them.

How big is your region (geographically)?

-I once planned a bus tour (local) where we rented a party bus and we toured each of the properties in the portfolio, giving each manager an opportunity to shine on their team and their property.

-another good one I did was charity bike building, where we split into teams, built bikes as part of a competition and the bikes then got donated (I’ve hosted a similar event where they did this with wheelchairs also), then after that we did an escape room and a rooftop evening with drinks and heavy appetizers

-I also really love city wide scavenger hunts 
(And team building, can you tell)

We assembled teams armed with paints and brushes and painted the dumpsters. Best design, most creative, etc.
Yeah, Waste Management was happy - but we’d been asking for a year that they paint the dumpster bins.

Axe throwing was a big hit for us!

Also was our food pantry shopping program. We supplied each team with $20 per person, went to the grocery store, without using a calculator (and not buying more than three of any one-item, non-perishable goods only), whichever team got closest to the total spendable amount, (without going over), won. Then we all drove to the food pantry, and donated it together.

My company had a day where regional managers and property managers got together and made dog beds and dog and cat toys for a local shelter that needed assistance. It was super fun teambuilding and we got to help the local shelter

Blind fold relay! We would use one of the properties clubhouses or corporate office space and set up a mini obstacle course and set up teams where we would have to guide each other through checkpoints (because you’re blindfolded) it was always fun. Built problem solving skills, critical thinking and seriously a lot of laughs.

There are some great ideas here! Charity bikes and rope courses heavily depend on teamwork. If you're just looking for a casual day of fun, try a local winery, theme park, or walking food tour.

CityHunt scavenger hunt, escape rooms and TopGolf were great event for us! We’re doing the axe throwing this year. Excited and nervous for that! Haha but maybe look into Board and brushed too.
