What is your leasing and assistant commissions structure?

1% of the total lease

We are tiered.
.5% of total lease if 91% - 93% occupied
1% of total lease 93.5% -95%
2% of total lease 95.5% or above
2% of total lease for lease up property

30% of one months rent and we are hiring.

$75 for leases and renewals

When I was a leasing agent, it was a total of $100 per lease. You got 50% for being the one to do the tour, 25% for being the one to type up the paperwork, and 25% for being the one to do the move in inspection. It helped to ensure that your coworkers would be thorough and treat each lease and move in like their own if you weren’t available to do it yourself. We had a move in checklist for each file that included boxes for the person/people to initial and then the AM would put it into a spreadsheet for tracking. It was super easy to track and it ensured that everything ran so much smoother.

Property Management was MUCH Easier several years ago

Flat rate: $75.00 per lease
Renewals: $50.00 split between employees

Depending on the amount of leases per month they range from $125-175 which is great when some are still getting $50-$75

$70 new lease, $150 renewal. Flat

Our leasing bonuses are the change out between old and new rent. So if an apartment previously rented for 900 and now its 1400 we get a 500 bonus. It's incredible. We always get a minimum of 75 dollars a lease on the ones that have low change outs.

Renewals and commissions flat rate of $125

We base it on a % of annual net rent. Then bonus for quarterly goals

200$ per lease, 125 per renewal at my class A property
50$ lease 125 renewal at class b.
