So..had a Sheriff eviction on Wed...unit is trashed..dog poo all over basement, holes in door and walls from fists, gnats, filthy, furniture all over, then had car towed that they left behind after tagging it with a 24 hour tow notice...they came to get the car sometime between 5pm yesterday and today........so they decided as revenge to dump trashcan in the drive...any suggestions on charges or suggestions...this person caused major havoc for the last several months....have pics of damages, work orders, 12 voicemails cursing out management...was on a court order to pay...didnt... and then here we are...of course we will send to collections...this has been the "resident from hell"

oh yes then upon moving on Thurs they decided to place dog poo, baked beans, a fryer full of grease, pickles, a microwave which busted with major glass shards everywhere and the fryer itself at our front entrance.

Sorry, you don't get punitive damages, and it's not a way to make a profit. What it cost you, it cost them. Save your receipts and create receipts for any work done in-house. Your eviction attorney should handle the collections, not a collection agency. Your attorney can sweep their accounts, and handle any issues if the tenants dispute any charges in court.

This is so sad to hear this about people. So sorry you have to deal with it. I hope there is some resolution for you. Does insurance cover anything?

I feel for you. We had an eviction where they’d taken their 6 y/o daughter’s room and turned it into the dog’s “poop room”. They even did us the “favor” of pulling up the carpet so dog could poop/pee directly on the sub floor.

I've got one like this also. The first round of the eviction, the judge dismissed the case because our attorney didn't prove she hasn't paid. Can you believe that? Now have another court date at the end of November.

Hasmukh Shah yes I know probably won't see a dime but at least it will be on their credit to prevent them from doing the same to other landlords

Call animal control to report them for animal abuse if their dog was not being let out to go potty and living in it’s own excrement.

Alison Benton oh yeah...Wednesday during the eviction they let the dogs out and told the Sheriff they didnt want them so Animal Control was called and they picked them up...thank god for that...this woman is a piece of work to say the least..

Donna LaBelle oh yeah they're going to be charged for all the maintenance issues for the dumpster that has to be there a 30-yard dumpster which is $600 plus rent and maintenance personnel cost Plus we are going to have to have the basement floor treated by the time it's said and done we're looking at probably 5 or 6,000

  Karen Woodson:  You stated "the judge dismissed the case because our attorney didn't prove she hasn't paid".  Being a small Landlord, I'm a bit puzzled by this.  But I know how easy it would be for me to print my rent roll, and that it's maybe not so simple for a large Landlord/property.  Did the Judge not accept the proof the attorney presented, or did the attorney not have (sufficient) documentation?  I don't have a lot of experience in court, just asking for a little clarification for my own education.  Thanks.

People ask me, "What's the one thing that you never expected when you went into property management?" and I have lots of answers but the, "We have all seen a 'poop room,'" is maybe one that really gets the raised eyebrows.
