Any feedback for "flexpay" it's a rent advance payment program?

We use Flex Rent and love it. We saw an immediate reduction in late payments. Only drawback has been that if there is a problem, it’s between the resident and Flex, and all of their support is online. However, usually the problem is on the part of the resident.

We are just now getting the system set up. I sat in on a seminar and it sounds like a great option for residents!

If you search this group for Flex you'll find a couple of threads on it. When it works, it's great, and it's a great option for residents when everything works. When it doesn't work, they don't have any phone support, just email, and you may or may not get a response several days later if you reach out by email.

They don’t post the residents rent on time and pay us late fees every month.

The concept is great, but I have a lot of residents get declined by their program- even at my luxury community.
So it’s an option for those that already have great credit even though the point is to split payments and help build credit.

Aimee Leatherman they have to have a zero balance pay at least 1/2 by the 3rd then flex pays all while the resident pays them on their scheduled date.

Started out great but like many here, there are many times when they don't make the payment. No communication with the resident so they think their rent is being paid (like all the other months) only to find a 3 day notice from us for non-payment. It's extremely frustrating. The residents cannot pick up the phone to call them. Trying to resolve an issue with them is next to impossible.

Not a fan! Missed payments at most of my properties with zero support for management and little for residents.
