Hi looking for opinions/recommendations on how many units a regional manager should oversee? Is there a rule of thumb? How big should their portfolio be? TIA

5-7 unless it’s new development. New development counts as 2 properties!! Anything more than that it’s hard to be an effective leader for your teams.

I think for regionals 5-8 is fine. Anything more that that- you should be promoted to senior regional

For RMs managing larger assets, such as 500+ units, it's not unusual to have 2500-3k units or more. Size really does matter, so to speak. I feel like it comes down to number of sites and teams to manage rather than units.

There are many variables, but in most of the companies I have worked for ranged from 800 to 1400, the location, type of community, company policies, structure and approval levels, owned or fee managed, too many variable to be precise.
