The biggest challenge for this position is the companies that struggle to define and value it. The Assistant Manager, as business manager, should utilize their skills so that Leasing Pro's can truly sell (makes it seem much more administrative, but it's not). The Assistant Manager, in the more traditional staffing model, is completely responsible for the integrity and accuracy of the move-in process and the business side of the resident relationship. It's a big deal. Give them the KPI's that they are responsible for...and let them rock. So many companies are very wishy-washy about this position. It really should be the final piece (they should be well-trained sales folks, but also be developing almost every skillset that a Manager has so that the Manager can actually take their vacation and have a true right hand). The Assistant Manager group is a really important element of a company's bench strength.
Getting caught up from eviction delays as a result of the COVID ban mandate. Unfortunately courts are/were way behind and the residents being evicted are hanging on until they’re forcibly moved. I also had a strong hunch that we were swapping bad actors by not turning them into the credit bureaus as motivation to get them to move on their own.
