What is the going rate for washing and drying?

Wisconsin Property Manager here. We are moving some of our smaller properties to coinless (yay) laundry. Out of curiosity, what is the going rate for washing and drying? We haven't changed our laundry rates in about 10 years in our buildings. It's currently $1.50 per load. Thanks.

Probably rather than asking in a national forum you might be best served calling or stopping by some local laundry mats in your area. That will give you relevant data that your tenants are going to be comparing against. What other people are doing in various areas of the state isn't all that relevant.

Kathi Marie that’s odd. If the local options are less then you are going to have grumpy people no matter what is happening on the national level. Pretty much the same thing you do with rent. Doesn’t matter what they charge for rent in another part of the state if you are too high in your local market they will just rent somewhere else.

Miles Scruggs they’re not actually, we haven’t raised our rates for washing and drying in the 12 years. I’ve lived in my building here. With turns out we are actually far less than neighboring facilities. There’s not one answer on my post that is in the ballpark of what we currently are charging so my little fact finding mission was successful. Also, respectfully, I live and manage properties just outside of Milwaukee. Our rents are slightly under or equal to our neighboring units and we have 100% occupancy here. I highly doubt someone is gonna move because I raise the cost of laundry $.50.

Kathi Marie I wasn’t saying that you were priced too high. I’m just saying the only thing that matters is what you’re compared to locally. If you have 100% occupancy nearly all the time that would usually suggest you might be priced too low. Yes, you could likely double or even raise the cost have a load of laundry to $10 and they still may not move out because of it but you’ll have a growing discontent which won’t likely play out your financial favor in the long-term

At the apartment I reside we pay $2.50 for washing and $2.00 for drying

Wisconsin PM. We charge .75 for wash and $1.00 for dry. We have hookups for washer and dryers in their Apartments so most residents have their own washer and dryers.
