UDR, Inc. is seeking a Landscape/ Service Apprentice in Salinas. #WRK4UDR

GENERAL SUMMARY OF DUTIES: Responsible for ensuring that the community building's exterior/interior are visually appealing in order to support the operational standards. Handles or assists in service requests for repairs and improvements. Assists with preparing or prepares vacant apartments for market ready condition. Performs various non-technical functions such as maintaining exterior lighting, equipment repair and preventive maintenance, caulking, touch up painting, pool maintenance, lock repairs, etc. Assist in ensuring that the community meets safety, appearance, and operational standards established by the organization.

ESSENTIAL FUNCTIONS: 

Maintain the overall appearance and cleanliness of the community by ensuring that grounds, amenities, building exteriors, market ready units interior, breezeways, curbs, signage, leasing office, central garbage areas, parking lots and other buildings and common areas are free of debris, trash, graffiti and other items which affect the appearance of the community.

Perform basic housekeeping duties to ensure apartments are ready for occupancy by cleaning floors and walls, dusting counters and appliances, painting and repairing walls, and testing electrical appliances, lights, and outlets, and replace defective equipment as necessary.

If applicable, maintain lawn areas by cutting grass, edging borders, spreading ground cover, removing leaves, and remove snow as necessary. Prune and trim trees, shrubs, and hedges, using shears or pruning saws.

Provide proper upkeep of sidewalks, driveways, parking lots/garages, fountains, planters, and other grounds features.

Ensure that the community’s central trash removal areas and/or compactors are serviced, emptied, and kept clean. Repair compactors or reports defective operation to the Service Manager. 

Maintain tools and equipment and ensure that they are in proper working order, request replacements as necessary, and assist in stocking inventory.

Provide superior customer service to internal and external customers.

Perform other duties as assigned or as necessary.

 

PERFORMANCE REQUIREMENTS: Knowledge of organizational and community policies and procedures. Ability to apply policies and procedures to solve everyday issues. Knowledge of an ability to follow proper safety techniques in accordance with Company, community, and departmental policies, procedures and standards. 

Ability to respond to questions or resolve resident, vendor, contractor or work scheduling issues. Ability to work in conjunction with Company managers and associates. Must have effective verbal and listening communication skills. 

Demonstrated ability to understand and comprehend instructions. Immediately reports any mechanical or electrical equipment malfunctions, associate/resident/visitor injuries or accidents, or other safety issues to the supervisor. 

Ability to proactively recognize and implement superior customer service to internal and external customers. Ability to examine and repair various types of service equipment especially in the trash compactor or removal system. Ability to acquire knowledge of OSHA and EPA requirement.

Ability to exercise initiative and problem-solving skills. Ability to be pleasant with others on the job and displaying a good-natured, cooperative attitude. Ability to proactively recognize and implement superior customer service to internal and external customers. Ability to travel if required.

The ability to bend, stretch, twist, or reach with your body, arms, and/or legs. The ability to exert maximum muscle force to lift, push, pull, or carry objects. Ability to physically access exterior and interior parts of the community and amenities and be able to climb ladders and access small crawlspaces.

Ability to use a computer, a smart phone, and enter service ticket information into the system.

TYPICAL PHYSICAL DEMANDS: Some bending, stooping and stretching. Must be able to push, pull, lift, carry or maneuver weights up to one hundred (100) pounds independently and two hundred and fifty (250) pounds with assistance. Requires eye-hand coordination and manual dexterity sufficient to operate tools and equipment. Sensory capability to detect odors and hear sounds necessary to detect, diagnose, and repair machinery. Requires normal range of eyesight. Physical presence onsite is required to perform essential job functions unless otherwise noted.

TYPICAL WORKING CONDITIONS: Periodic exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Flexible schedules with occasional evening and regular weekend work. May be required to work On-call or work overtime.

EDUCATION AND EXPERIENCE: 
High School Diploma or its equivalent preferred.

Minimum of one year of relevant experience in mechanical maintenance and repair techniques and/or building maintenance.

Apartment and/or hotel maintenance experience is a plus.

Technical or vocational certificate is a plus.

Must have and maintain a valid driver’s license unless otherwise noted.
