Why are so many managers allowed to abuse their powers? Why when an employee reaches out to their regional the manager retaliates? Why when HR is reached out to, why doesn't HR help verses just says let's get rid of them. Where are peoples morales? Why do they see employees who come for help as the...

Sheila Singer I had to leave a company after I was attacked by a random person in my office in November and then in December a resident started stalking me and sending me death threats. All I could get them to do was post day time security until I could get him evicted. My peace of mind & safety meant too much. My Regional, who was brand new wanted me to stay (& she’s amazing), but the people above didn’t even care or fight for me.

I'm looking for recommendations on clubhouse amenities for a new construction property, consisting of coffee stations and wine/craft beer dispensers, or any other creative ideas out there residents would like to see. There are several coffee station vendors I use consistently so wondering if there...

One way to ruin your morning: Reading a one-star review before you've had the chance to finish your coffee. Sometimes they're inevitable, but many of them are preventable. Providing an outlet for residents to speak up about their experiences before they head to the world wide web is essential for maintaining your online reputation. So how can on-site teams keep tabs on their residents while also focusing on their never-ending list of daily tasks ...

Lately, I've noticed that on-site teams I've interacted with for work have been missing some of must-haves of training that were very common in the 90's and early 00's when I was on-site. There's a few reasons I think this is happening:1. Turnover: Regionals and Property Managers have been dealing with a revolving door of Leasing Consultants, along with other positions, and that's made getting people trained (or even getting them t ...

On a chilly wintery Friday, it just warms my heart to welcome back former long term residents. (They only moved due to a sick family member who they needed to care for out of the area.) Less than a year later and countless emails and phone calls to check in and say hello, I get to do their third lease with us. How lucky are we to get such great residents who want to stay with us because they know how amazing we are. This will be their third... Show more

Has anyone tried hosting a gardening class either remotely or in-person for the community? Thoughts on how it turned out?

Thank you!

Clifton

Clifton Hartsuff Cayenne McPayne we do not have a specific space for the activity. But I've been following the hydroponic systems and they are super productive in a small space. Also, balcony gardens of less than 10 plants are starting to be a thing as well.

Clifton Hartsuff Brent Williams thank you for jumping in here! I would love to do something like this as well. However, it looks like a quantum leap in investment over a small container garden the residents use on a balcony or even hydroponics with grow lights. Start small and grow big is what I always say. lol

Hiring challenges? Here's some top tips to help make your hiring process easier.Wages, location & commute are often the top 3 items on a candidates list. Cayenne McPayne That's really smart. I say a PM's website recently that asked for your home address and work address, then used that info to say what your commute times would be for each property. It would be great if there was a tool like this built into LinkedIn, or Indeed.

I've seen some incredible chalk art around and I think it would be a great community event to have residents get creative with some sidewalk chalk. With Valentine's day coming up, leave a boxes of chalk around the community (maybe at the ends of breezeways) with signage asking your residents to get creative. How cool would it be to see what they come up with?!

Apartment operators across the country have been trying to effectively accommodate modern renters and meet them where they're at in different phases of the resident lifecycle. Many new processes and technologies have streamlined the leasing journey, provided flexibility in touring and created automated, customized experiences for residents. But operators are looking beyond leasing and identifying other opportunities to assist residents and create ...

We are a month into 2023, and every residential team is gearing up for the upcoming busy season. With customer experience back to being a trending topic for consumers, it's crucial that your community not only looks good but performs well too. But with many leasing offices being short-staffed and a high turnover rate, it's getting harder for leadership teams to focus on individual performance. We've all been there, an office continuously training ...

Felicia Norman You know there's going to be that one neighbor who sits out on the balcony all day. It'll either be creepy or cool. Depends on the resident.
