We have a great resident that has been with us for a few years. During her residency, she has only had 1 or 2 work requests. She lives on the second floor. A few months ago, her boyfriend moved in. Donje Putnam It is reasonable to expect to take a shower in your home, no matter your size. The resident is not abusing the home. How can you tell him he can’t shower? Could you find a reinforced pan or set the pan in mortar or something so the shower doesn’t flex as much? Usually they break from the flexing if they are fiberglass. I had a tub break like this and had to put foam under it to keep it solid but I don’t know if that is good practice.

Guest Insider I've been in this position and wound up having the bottom completely tiled in and eliminated the shower pan. I ate the cost and the problem was resolved - they stayed 4 years so it paid for itself in reduction of vacancy loss in my mind

Guest Insider Have the resident apply for and get an approval for a reasonable modification request and they would be responsible for the cost.

I used to be a property manager myself and I was always so frustrated when these types of activities happened on my property.
