Nichole Lipka This is actually an AMAZING idea. I legit would consider a community that had this higher on my list of rental possibilities. Costs are out of control, and being able to buy food in bulk is one of the best ways to save money and eat healthier.

This goes for just about any deal or opportunity.

It is much more difficult to accurately assess risk or negative factors once someone has already fallen in love with a plan.

Once that happens, we tend to advocate for a plan rather than take a critical eye to it.

One pattern I've noticed over time is that disciplined operators almost train themselves to look for what could go wrong first.

Not because they are pessimistic — but because once the downside is understood clearly, the upside becomes much easier to evaluate rationally.

Great article! Can you tell me why deferred maintenance is a good thing? I agree with all the others, but does deferred maintenance essentially mean they took out value (through not doing maintenance) prior to the sale?
