4. Empower hiring managers to make offers on the spot when finding the right candidates.

5. Be aware that resumes have a very short shelf life. Make it a point to call every qualified candidate within an hour from the moment they have submitted their resume.

6. Reallocate your marketing efforts from cookie cutter Canva generated ads to investing in company ambassadors-employees that are well-known and respected in the industry are way more effective in helping you attract great talent than those ads.

7. Hire industry influencers to help you grow your company brand and expand the candidate pipeline. People want to work with people they look up to and admire.

8. Try unconventional ways to get your name out to great talent Ex: sponsoring industry-related podcasts.

9. Establish apprenticeship and paid internship programs.

The best way to win the talent war is to increase wages, its that simple. Just pay more than what other companies in your area are paying and you will be fine. Advertise the F out of that and you will have all of the top talent in the industry kicking down your door to get a job, you won't have to seek them out, they will find you. As far as maintenance goes, if you want maintenance workers that will work harder, faster, with less demands and for a reasonable cost, just hire people that aren't from the US. Try things like worksource or companies that help refugees find work in the states. Not to knock on American maintenance workers, there's a lot of good ones. But Americans as a whole are moving away from blue collar jobs. Those who stick in blue collar jobs usually go to the trades and unions because they pay a lot better, have better benefits, and usually don't require you to be on call.
As far as the management, marketing, and accounting goes. Find the tasks that they do that can be done remotely and outsource them to people outside of the US for a much cheaper price. You can find virtual assistants for a few bucks an hour on sites like Fiverr, Upwork, or Freelance. The vetting process is a bit less straight forward but once you get though it and know that they are legit, then you are good. I know companies that pay one in person manager to be on site to deal with the very human aspect of property management, but everything else is outsourced a much lower cost. Prospects can do self-guided tours that are narrated by AI Google duplex or by an actual person that live in countries like Kenya or the Philippines. Why pay someone $30 per hour when you can pay someone $3 an hour to do the same job. This is what manufacturers found out long ago.
