Spring is finally here – at least that’s what the calendar tells us! And though it may still feel like winter in many parts of the country, peak leasing season will soon be upon us.
When it comes to apartment hunting, it’s no secret that renters tend to judge a book by its cover. Appearance is everything! If the exterior of your community catches a renter’s eye, she’ll be more likely to contact you to learn more. Conversely, if a community’s exterior looks rundown, a renter will probably assume the same is true for the interior and will take a pass on that community.
What can you do to catch more renters’ eyes? Read on for some tips for adding curb appeal in time for the busy leasing season.
Give Things a Good Cleaning
Spring cleaning the outdoor areas of your community is a simple, yet effective way to add curb appeal. Make sure your curbs, walkways and other outdoor spaces are free of trash, pet waste, yard waste (like those crunchy leaves from last fall), dirt and anything else that can make your community look untidy.
Give Your Green Spaces Some Love
A little landscaping goes a long way. Trim overgrown trees, shrubs and bushes (especially if they’re blocking any of your community signage). Plant grass in areas that are looking a little (or a lot) patchy. Lay down new mulch. And after you’ve cleared out last year’s leaves from your flower beds, plant some flowers in bright, eye catching shades. Have a fountain that isn’t ready to open yet (or won’t be ready at all this season)? Clean it up and consider putting some potted flowers in it to dress things up a bit!
Freshen up Your Building Exterior
Depending on the type of material your apartment building is made of, a good power washing can make it look good as new. But if your building has a lot of peeling paint on the exterior, consider giving it a fresh coat of paint to spruce it up – power washing will just make the paint peel even more.
Don’t Forget about the Leasing Office
We’ve been focusing on the outdoor areas of your community, but don’t forget about the leasing office! In most cases, it’s the first indoor location a potential renter will see. Make sure the leasing office is cleaned, organized and smelling fresh.
