Attribution reports have a sneaky problem – they can be a self-fulfilling prophecy.

Especially with how attribution is often reported in multifamily (defined source lists), you only get reports on channels you're actively investing in.

It's a closed loop.

If a channel looks like it's working, you invest more in it. More investment means more data. More data means the channel looks even better in the next report.

Rinse and repeat ... until you hit diminishing returns and wonder what happened.

We only measure what we're already doing.

Meanwhile, there's a massive blind spot: those reports can't show you **what you might be missing**.

If you've never tested outbound email campaigns, your attribution report won't tell you that email is one of the highest-converting channels for multifamily.

If you're not investing in short-form video, the report won't flag that a majority of consumers now prefer it when researching products and services. Or that it's the top ROI-driving content format in 2026.

And then there's the stuff that barely shows up at all: word of mouth, dark social, closed platforms, AI search, a friend texting a link in a group chat.

These channels are driving real decisions every day. Your attribution report has no idea.

So what do you actually do with this? A few things:

➡️ Stop treating your attribution report as a complete picture. It's a rearview mirror, not a GPS. Glance at the mirror, but keep your eyes on the road ahead of you.

➡️ Build in regular experimentation. Test 1-2 new channels every year with a clear hypothesis and measurement plan.

➡️ Layer in self-reported attribution. Ask people how they actually found you. (You'll be surprised how often the answer doesn't match your analytics.)

➡️ Accept that some of your highest-impact channels will **always** be hard to measure. That doesn't make them less valuable. (Probably the opposite – it means your "data-driven" competitors are less likely to be there.)

➡️ Build your strategy around the customer journey, not your dashboard. Meet customers where they put their attention, with the message that makes sense for that moment.

I'm not saying attribution reports are useless. I use them daily. They're just not the whole story.

Treat them the way you treat a financial statement – it tells you what happened, not what should happen next.

If you only invest in what you're measuring today, you'll always be optimizing for yesterday's playbook. Get curious about what you might be missing.
