Hot Take: December is NOT a Slow Month Onsite

Hot Take: December is NOT a Slow Month Onsite

⚡Hot Take: One of the biggest myths in property management is that December is a "slow" month onsite.

It's not slow; it's stacked.

Yes, traffic does slow down.
Yes, move-ins do taper off.

But the workload? The interruptions? The stress?
December turns all of that up.

Here's what this month actually looks like on site:

❄️ Maintenance is on 24/7 weather watch. Snow, ice, wind, freezing temps.
✈️Residents leaving town creates more resident questions. More updates. More coordination. More "Can you check on this for me?" The three P's: Plants, Pets, Packages.
🎉 Holiday event planning because "the residents expect something."
And somehow you and your skeleton crew become the caterers, decorators, hosts, and clean-up crew.
🧊 Heat calls the second the temperature drops. And those questions about that 'funny smell' from the furnace when it first kicks on for the season.
Not later. Not tomorrow. Right now.
🏠 More people at home means more neighbor issues, more parking concerns and more hallway complaints.

📅 And then there's Corporate Time Off season. Yes it's a thing. (and while it may not apply to your company, it applies to many.)

Day after Thanksgiving? They're closed.
Christmas Eve? Often closed.
Day after Christmas? Many closed.
"Gone for the last week of the year"? Lots.

Meanwhile onsite is typically still there, fully staffed or not, holding everything together.

Just like always.

And despite all of that, onsite teams still manage to:
✔️ Keep residents calm, informed, and supported
✔️ Keep the office running, often with fewer hands
✔️ Support maintenance during weather chaos and heating issues
✔️ Maintain service levels when lots of residents are home and everything feels louder to them (even though it's really not)
✔️ Solve problems before anyone above you ever hears about them

Here's the part no one puts in the company holiday message:

December doesn't run smoothly because it's simple.
It runs smoothly because onsite teams refuse to let it fall apart.

If you're working onsite right now: You're carrying an entire community through one of the most unpredictable months of the year. And you're doing it with professionalism and resilience most industries couldn't begin to replicate.

If you know someone onsite, feel free to tag them.
This is the time of year when appreciation really means something. Please let them know you recognize all their hard work.
