The entire corporate office was surprised. Why?

Shocker! International workers exist!

When I lived in Salt Lake City, that line followed me everywhere as a leasing agent.

I even went to a company training once where they flat out said, "Try not to rent to 'illegals' if you can".

"International prospects aren't ever serious."
"Too much paperwork to do."
"Not worth the risk."

So, at some point I stopped listening because this is the same thing that can be said about any applicant with unverifiable information.

Instead?

My manager and I built a clear, legal process to screen international applicants the same way.

Result?
An additional 10+ leases a week at one of the most expensive properties in the city.

For the year I was there? None were delinquent.

While the rest of the market was stressing over occupancy, we had guaranteed rent tied to a passport, overseas bank account, and information on their place of work/school.

And if you've worked with international applicants before. Their referral game is INSANE.

Most of those "risky" international applicants?
They had over $1M liquid sitting in their home accounts that prior communities didn't even bother to view.

They weren't ever unqualified.
They were unconsidered and turned down.

And that 20K deposit?
It didn't scare my prospect at all.
He wired it immediately because I gave him a path to be approved and find a HOME in a foreign place.

Then for move in day, he presented a gift to me for the genuine assistance.

Limiting beliefs in sales don't just lose deals, they stain how you see people who don't look or live like you.

Which in return isolates you from an entire renter demographic. Doesn't sound very Fair Housing to me.

If you're managing a leasing team and your agents don't have Google Translate on their phones.. why?

I train leasing teams across the country 🇺🇸 weekly, and they are proficient in closing the deal to quite literally any human being that qualifies.

Be honest right now:
how many of you could actually close a deal in another language? My agents don't even blink.
