I am proud to say I have been leasing my community without any monthly concessions at the actual market rents for several months. The community averages 100% occupied and we have been in a pre-leasing mode NTV units only.  I attribute this to the dynamic community I represent and its unique development, location and diverse appeal. Consistent prospect follow up and targeting propects who's lifestyle and needs match the concept of why the community was built initially where it was. Strong marketing agendas with broad based marketing iniatives coupled with branding has been driving the communities success. Additionally, reaching beyond the community with cooperative area business marketing support has enhanced the communities viral marketing agenda. Its been a true pleasure seeing the property reach its full potential over the past two years I have been associated with this community. I hope to see the company vision come to fruition as they plan development of phase 3 and add to the portfolio a senior living ommunity. This will be among the first such communities to arrive in Greater Orlando soon. Avalon Park is really a unique community with award winning schools and a great neighborhood environment to raise a family or retire.

Hi Lee Ann - would you be interested in writing more about the different specific elements you mentioned in detail? For example, you talked about cooperative area business marketing - I think everybody would love to know what you specifically do on that front, including what has worked and what hasn't. I am also very interested in the targeting of prospects based on lifestyle!

Congratulations! Now that you are a 100% and are preleasing upcoming vacants, is your Corporate Office asking you to raise the Market Rents?
