Magazine Day, Muffin Morning, Long Lunch Friday and Other Employee Perks

One of the questons that comes up a lot from members of my audience is, "How do you motivate staff?" And we've all read the survey results that say money doesn't motivate. Well, maybe it doesn't, but lack of money definitely de-motivates people. So, what can you do to keep people excited about their job without spending a lot of money? Here's a few I've experienced over the years and I can guaratee you, they work.

1. Magazine Day: For your overworked, tired and dedicated leasing teams, show up one morning (when it's typically going to be a slow day) with a stack of magazines, and an assortment of nail polishes and 'nail tools'. Declare it "Magazine Day" and give your team two hours to read magazines and do their nails while you take all the phone calls, show all the prospects and work with all the residents. Your team will love it and you'll feel good offering it to them.

2. Long Lunch Friday: Twice a month, let your maintenance team take a longer than average lunch together. My teams used to do this a lot on payday, but figure out what works for them and let them go. They'll really appreciate the extra time, and the extra minutes where they bond as a team over burgers or pizza is definitely time well spent.

3. Muffin Morning: Every month, offer muffins and other baked breakfast goods on the first. You'll be amazed at how many more rent checks you get when there's food available and you'll get even greater satisfaction if you bake the muffins and other goodies yourself. (Yes, I did this and the residents used to actually call to see if it was "Lisa's Morning" to bake - either to avoid my baking or to enjoy it!)

4. Competitor/Sister Property Pool Pass: You know you don't want to hang out at your pool with your residents. Yes, you like them and respect them but you really don't want them to see you  in a bathing suit, do you? Do a "Pool Pass" swap with a sister property or a friendly competitor. You can read, sun and swim in peace and quiet and so can they. Your team will thank you for it, believe m.

5. Junk Food Friday: While I'm all for healthy snacks and water instead of soda, there are days that scream for Twinkies, Ding Dongs and Ho Ho's. And for those days, there's nothing like "Junk Food Friday" where you supply your residents (and your team) with the junkiest junk food you can find. Offer a bottle of Jolt cola or maybe even some Mountain Dew and you've got yourself a real sugar and caffeine fest. I'm not saying you offer it every month, but a couple of times a year is always fun.

I like the muffin idea. A couple times a year I would bring in a homemade lunch for all the staff. The biggest hit was my wife's lasagna. All the staff loved it and consistently asked when my wife was coming back.

Another cool thing I like to do for staff is to have dress up days. Sports dress up or for their favorite charity are a couple of ways that allows the staff to express themselves and generates a happy atmosphere.

Love the 'Sports Day' idea. Although I think I'd have leased LESS apartments in Chicago wearing a Green Bay Packers jersey.

There are so many things we can do to make the workplace a little less stressful and a little more fun. Here's hoping we get more contributions. And I may be emailing you for your wife's lasagna recipe.

Lisa, I also love the muffin idea! People are very motivated by food. Where I live there are 3 restaurants walking distance from the leasing office, so there may be a chance for partnership. Perhaps a stamp or card from the office showing you paid rent on the 1st (as opposed to after work on the 3rd) gets you discount at one of these 3 restaurants or free breakfast burrito or something. There may be a way to have this work with people (like me) who pay their rent online as well.

Great suggestions! I love to partner with neighborhood restaurants and service providers. It always helps to get reciprocity in referrals. I like the stamp card idea. As for paying online, clearly the office knows who paid on the specified date or not so they could handle providing stamp cards to those who do.

Great reminder, Lisa! Loyal staff often translates to loyal residents, and I worked with a Regional Manager who kept this as a top priority year after year. A couple of times per year, she would have competitions within her portfolio - something simple that ensured all her properties had a level playing field - and the winning property would get a team lunch catered by her. (She was a fabulous cook!)She also would manage to get local corporate staff involved as 'servers,' which the teams always loved. It was a way for the team to bond, laugh together, and feel the way you do when you know someone has lovingly prepared a meal 'just for you.'

I LOVE this idea, especially the corporate staff servers! It reminded me of our former asset manager with Northwestern Mutual Life. She would have all of the managers of her sites (managed by different companies, but she didn't care) to her house for tea each year. She, too, was a gourmet cook and the tea and her home were both absolutely wonderful.

It's amazing how such little things mean so much.

Now...why has everyone here focused on the food aspect? Hmm...maybe everyone is heading to lunch soon?

I had a manager who, every so often, would tell me at about 5pm to take off. Sometimes it was because I'd had a bad day and sometimes it was because she'd had a good day, but whatever the reason, early outs were always a really nice motivator. It's not the money that gets me. Respect that my time is as important as anyone else's will go a lot further. And the spontaneous nature of it makes it all the better!

Personally, I'm a fan of a little friendly competition amongst the team; and its always nice for your hard work. You can hold monthly contests for most leases, lowest delinquency, etc. for cash bonuses. If you're working with a tight budget maybe look for a venders willing to donate a gift card or lunch for your winner.
