Sessions I'm Looking Forward to at Apartmentalize

Sessions I'm Looking Forward to at Apartmentalize

Prior to each event that we cover at Multifamily Insiders, I try to narrow my focus to a handful of sessions that effectively strike at today's current challenges or are tackling a topic in a new and unique way. As we lead up to Apartmentalize, these are the sessions I'm looking forward to:

Fee Transparency That Works: Turning Compliance into Better ROI

Fee transparency is no longer a future consideration, it's a current reality for multifamily operators. While requirements vary by state, expectations around clearer, more complete pricing are rising, and operators are increasingly being asked to show not just awareness, but execution. In this session, industry leaders share real-world experiences implementing total monthly price displays — including lessons learned through trial and error. Using real performance data and insights, we'll explore how clearer pricing can support stronger ROI outcomes and reduce friction for both onsite teams and renters.

Why I'm looking forward to this session: Fee transparency continues to be a major area of concern, which is why we have also created a Leadership Lab on the topic. Looking forward to hearing what this fantastic group of speakers shares.

Build-to-Rent: From Emerging Concept to Mainstream Housing Platform

The Build-to-Rent (BTR) model has rapidly evolved from a niche concept to a cornerstone of modern housing strategy. This session explores the trajectory of BTR's growth, the economic and demographic forces driving its expansion, and the operational strategies that distinguish successful players in the space. Attendees will gain insights into market trends, investment strategies, design and amenity considerations, and operational best practices shaping the future of BTR communities.

Why I'm looking forward to this session: Policy challenges notwithstanding, BTR has seen incredible growth. Looking forward to seeing how and if BTR will expand beyond recent hotbeds of activity to wider geographic implementation.

Do's and Don'ts of the Due Diligence Process

Analysts predict that 2026 will be an active year for investor acquisitions. As more investors enter the market, they will need the expertise of property management professionals to analyze potential purchases and provide detailed findings and recommendations. Hear a detailed overview of how to approach a due diligence process along with personal anecdotes and lessons learned about the do's and don'ts of due diligence—and the pitfalls to avoid.

Why I'm looking forward to this session: Several years ago, it was easy to pencil in rent growth and just assume the trend would continue. Now we are seeing that deals need to be much more sound from an operational perspective, and as deal volume ticks up, this will be an extremely important topic.

AI-Powered Onboarding: Full Productivity in Half the Time

High turnover costs more than money—it costs momentum. What if your new hires could reach full productivity 50% faster while feeling more engaged from day one? Explore how AI is revolutionizing employee onboarding, turning the chaotic first weeks into personalized learning journeys that stick. Our diverse panel—representing mid-sized, multinational, market-rate, and military housing perspectives—shares implementation stories, ROI data and practical strategies you can deploy Monday morning.

Why I'm looking forward to this session: While AI implementations within the leasing process are fantastic, it is enlightening to hear stories about how AI can positively impact other parts of the organization, and one close to my heart, the onboarding process.

Culture is Local: Why Great Teams Still Fall Apart

Corporate teams set out to define culture and tradition, but each employee's experience is influenced by regional, community and maintenance managers, who serve as either the bridge--or the gap. We'll unpack reasons why corporate culture initiatives fail and provide strategies to support managers as they reinforce corporate culture while creating the team rituals to ensure that even the most geographically distant property team members feel a sense of belonging.

Why I'm looking forward to this session: As consolidation in the industry accelerates, larger teams mean more geographically disparate teams. That diversity in location can risk the team's culture from a tight-knit organization to one that feels frayed and aimless.

Ignite Leadership Excellence: Proven Leadership Development Programs Deliver Measurable ROI

Corporate Executive Board research shows leadership development programs drive measurable business impact, boosting employee engagement by 25%, closing skill gaps affecting 57% of organizations (Deloitte) and reducing voluntary turnover by up to 30% (Gallup). With an average 3:1 ROI (Association for Talent Development), effective leadership transforms culture, improves retention and accelerates growth. Learn practical strategies and metrics to design tailored programs, gain leadership buy-in and create lasting organizational change.

Why I'm looking forward to this session: Leadership is already a challenge for any team, but in an age where property management is getting redefined in multiple ways, the team in which one is leading likely looks vastly unlike it did just 5 years ago. Different roles, different configurations, and different stresses all amount to a need for drastically improved leadership skills.
