Sessions I'm Looking Forward to at RETCON

Prior to each event that we cover at Multifamily Insiders, I try to narrow my focus to a handful of sessions that effectively strike at today's current challenges or are tackling a topic in a new and unique way.  As we lead up to RETCON, that process was especially difficult, as there were an astounding number of elements that I could easily categorize as "can't miss".  Here are a few I recommend.

Hotelization & Hospitality: Beyond the Theory

1/ What is the "Hotelization" of Real Estate/Multifamily? I will provide a brief overview of the trends observed in the past decade, showcasing concrete examples of apartment living companies adopting hotel-like services, technology, and amenities (concierge, apps, wellness, curated events, short-term stays) to offer residents elevated experiences. 

2/ Key Aspects of Hotelization I will list main aspect of the hotelization of our industry starting with the Hospitality mindset, technology integration, addition of lifestyle amenities, flexible living and community building (curated events programs...) 

3/ Why it is happening? I will explain the shift in resident demands, younger generation expectations, work from home culture, blurry lines between short-term (hotels) and long-term (multifamily) stays 

4/ How Multifamily Adopts Hospitality mindset? I will discuss the important of recruiting the right people and providing the right training to infuse the hospitality mindset within multifamily operations 

5/ The ROI of the Hospitality mindset? I will list the main factors bringing a strong ROI: boosts resident retention, increases revenue, and creates a strong brand by focusing on exceptional, personalized experiences, leading to higher renewals, fewer vacancies, premium rents, positive referrals, and reduced operational costs through proactive service, ultimately turning apartments into desirable "lifestyle" destinations. 

6/ Implementation: How to make it work for you (Mindset & Actions) 

Anticipate Needs: Go beyond basic service to proactively address resident desires with personalized touches, like offering beverages or leveraging smart tech for comfort. 

Curate Experiences: Design communal spaces (lounges, co-working) and host events to foster a strong sense of community and connection, not just amenities. 

Leverage Technology: Use resident apps for seamless requests, smart locks for convenience, and data to personalize service, mirroring hotel efficiency. 

Focus on "Worry-Free Living": Provide hotel-like services (concierge, partnerships with vendors) and amenities (fitness, spas) that create an "escape" or "staycation" feeling. 

Conclusion By treating residents as guests and focusing on emotional connection, multifamily properties can create a more valuable living experience, translating directly to better financial performance.

What I love about this session: As rents have struggled over the past few years, the industry has made a marked shift towards expanded resident experiences to drive retention rates. Viewing this from the lens of hospitality provides more avenues to enhancing that strategy.

What I love about this session: In Seinfeld, Frank Costanza was over confident that he could use old meat if he got the spices just right. We all saw the carnage that ensued. Old meat is the bad data of this age, and AI often can't overcome it.

Optimized Living: Asset Strategies That Scale

Improving asset performance doesn't always require sweeping changes, but it does require precision, creativity, and cross-functional innovation. Within various operational strategies like amenity utilization and resident retention, leaders must continue thinking about how they are developing incremental gains into lasting results. Executives will share how they're evolving their strategies to reduce costs, elevate the resident experience, and unlock long-term property value.

What I love about this session: This captured my attention, "operational strategies like amenity utilization and resident retention". For too long amenities have been a "set it and forget it" piece of the retention puzzle. We have a general sense of how the amenities perform at the initial sale, but our knowledge falls off a cliff when it comes to actual utilization, especially when we tie that to retention strategies and outcomes.
