I AM BACK!!! I have been busy traveling and working, however, I wanted my friends at Multifamily Insiders to know about this great new idea!

1. OK - Here is one of my best social networking idea!!! HAVE A Facebook Photo contest the 1st - 5th while residents are paying rent! Create a fun seasonal photo scene with props and a positive message about your property. Example: Have spring flowers in April, plus four pages printed 8 1/2 x 11 with one word that makes a message. GREAT PLACE TO LIVE with your property name. Create fun rules about the props and the message. Winner receives $100 off the next months rent. Send out door hanger to announce the contest 10 days before the first and tell your residents to bring their friends when they pay their rent this month. List the rules and props and recommend they load the photo up with people. The more friends, the more possible referrals. The more friends you can tag and the more of your residents friend's friends will see your photos that feature how great it is to live at your property! This message will be personal, intimate and powerful to the RIGHT people and $100 is cheap for the this kind of great PR.
 
2. Here is one for STREAMING VIDEO - Do you have unusual floor plans? Want an interesting visual marketing tools for showing your apartments? Get a digital video camera and challenge your residents to a YOUTUB contest for the best "Tour" through their apartment. They schedule a time for you to come up and tape their tour. This gives you a chance to advise and keep them clean. The best video tour win cash prizes and you now have cool Video tours presented by your own residents on YOUTUBE to send future residents to see!!! These can also be seen on Facebook, in the office, on handheld mobile devises and shared in a variety of creative ways! Tape the area, parties, amenities and more!!! Get those camera's rolling - streaming video is one of our greatest new visual marketing sources. 
 
 Money may be in a recession, but innovation, creativity, passion and enthusiasm is in abundance! Show me your best ideas and WIN $500!!!!

Toni, I am new to property management, but not new to marketing and sales. These are great ideas and as soon as I get my stride I hope to be able to contribute.

Hi Toni
Interesting post, and some good ideas, however most property management facebook accounts are a mere electronic billboard, and NOT anything Social Media. Most if not all of the comments are from themselves, and most of their friends are other properties, and NOT residents.

It seems that in order for the creative ideas to work, properties and property management companies must Engage in a Conversation with their Residents.

You are looking for ideas here that have worked in the context of social media, right? Just want to make sure I read your post right as some of the commentary seems out of alignment with the premise of your request.
I will think through it and get you a good example for your contest. Thanks for the request to participate, this should be fun.
