Stop Chasing Amenities. Start Investing in Your On-Site Team.

For years, multifamily has competed on amenities.

Bigger fitness centers. Better clubhouses. Dog spas. Coffee bars.

But today's competitive advantage isn't another capital project—it's the people representing your property every single day.

That was one of my biggest takeaways from my recent conversation with Jenny Romera, President of New Earth Residential, on The Property Playbook. Jenny believes operational excellence and resident care aren't competing priorities—they're the same strategy.

Too often, we ask how to increase NOI while overlooking one of the biggest drivers of long-term performance: the resident experience.

And resident experience isn't built with granite countertops.

It's built by responsive maintenance teams, leasing professionals who genuinely care, managers who solve problems instead of passing them along, and leaders who create a culture of accountability.

Those daily interactions influence renewals, online reviews, referrals, delinquency, and ultimately the property's financial performance.

One of the most interesting parts of Jenny's approach is that New Earth invests in dedicated impact coordinators who connect residents with local resources and strengthen community relationships, allowing on-site teams to stay focused on operations while still delivering meaningful support to residents.

Whether your company has an impact team or not, every operator can apply the same principles.

Ask yourself:

  • Are we solving problems before residents have to ask twice?
  • Are we giving our teams the tools and support they need to succeed?
  • Are we measuring resident relationships with the same discipline we measure occupancy and NOI?

Technology should follow the same philosophy.

Jenny shared that New Earth evaluates every technology investment by one simple standard: if the site team doesn't use it or residents don't find value in it, it isn't worth the investment. That's a refreshing reminder in an industry constantly chasing the next software platform. Technology should remove friction—not create it.

As owners and operators, we spend a lot of time discussing pricing strategies, concessions, expense controls, and capital improvements. Those conversations matter.

But don't overlook the investment with one of the highest returns: your people.

When your teams feel supported, they create better resident experiences. Better resident experiences lead to stronger retention, healthier communities, and ultimately better asset performance.

The next competitive advantage in multifamily won't belong to the company with the nicest amenity package.

It will belong to the company with the best people.
