Upgrading Amenities for a Modern Apartment Experience
Leasing has become more competitive than ever, and apartment operators have been rethinking the types of amenities they’re offering. Residents, like operators, have new apartment needs. With a greater number of residents working from home, there is increasing demand for high-speed internet and community-wide WiFi. High-speed internet and community WiFi is very important to residents and it powers other highly desired amenities, like co-working spaces and interactive fitness programs. Ubiquitous WiFi provides seamless connectivity throughout the entire apartment community, from common spaces to inside individual homes. Residents have constant access and reliable coverage and the service eliminates “dead zones” in certain areas of the community. Community-wide WiFi has become an essential part of enhancing the resident experience. Here are three considerations as to why operators need to make this a priority amenity:   WiFi for WorkCommunity-wide WiFi and faster internet service have become a necessity for modern renters, especially if they work from home. Many companies are continuing to support remote work or at least implement a hybrid work schedule. There is also a growing gig economy and increasing number of U.S. workers shifting to independent contract work. These residents will typically work from home or in a business center. Time to Move into the 21st Century
This may or may not come as a surprise to everyone, but we are in the year 2015. According to what we learned from Marty McFly we should have hoover boards zipping around later this year! Okay,  I know we can't really use a fictional movie as an example of where technology has progressed, but we can see that we have made incredible advancements in technology in my lifetime. However, somehow in the multi billion multifamily industry we seem to fall behind on the latest tech. With so many technological advancements we should be taking advantage of these tools to improve the way we are communicating and interacting with our prospects and residents. It can be hard to make the jump to something new that we are not used to, but can be a huge benefit to you- the user- and the end user. I can specifically recall, for example, the learning curve that I had when I switched from a simple mobile device that just texted and called to a smartphone. However, after a few days of using it I felt that I had become very effective in using the device. I now am not sure what I would do without it when it comes to helping my customers and my coworkers. So the main question is what can we do to leverage technology to better communicate with residents and prospects? I believe that the number one item is that you should be using a system that can create and send messages to these people.......

Does Your Internet Service and Infrastructure Position Your Property for Success?

We’ve written before about the move to over-the-top OTT streaming applications and the need for increased bandwidth, especially among younger renters and condo buyers. Further research shows how faster Internet availability can add homeowner value. As recently as April of 2014, RVA Market Research and Consulting conducted a national study that found that fast internet/broadband was rated the single most important home amenity amongst condominium owners and the most important media amenity amongst both owners and apartment renters. The same study also found a distinct correlation between overall resident satisfaction and the availability of Fiber-to-the-Home (FTTH).  Buildings with FTTH service have lower churn rates and residents are more satisfied with reliability, consistency of speed, upload/download, and video streaming experience with their service. Let’s say you’re convinced that you’d like to offer faster service at your building. What are your next steps? Partner with a provider who will bring fiber to your property and provide all of the equipment necessary to deliver a best in class customer experience. Existing wiring can be used to deliver service to residents. At this time, cat5, cat5e or cat6 wiring is needed to enable a gigabit connection. If you’ve got cat3 the best we can do is 100 mbps and if you’ve got even older phone wire, we may not be able to provide high-speed service.
