Getting Started with Social Media

Getting Started with Social Media
Social media can be a great way to connect with current and prospective renters. But if you’re just starting out, the idea of building and executing a social media strategy for your community can seem like a daunting task. Fear not! Getting started on social media doesn’t have to be overwhelming. Read on for a few tips to help you get started. Start Small There are so many different social media channels – from Facebook and Twitter to Instagram and Pinterest – and that’s just to name a few! Don’t feel as though you need to be on every social media channel – especially when you’re just starting out. Instead, choose one or two channels and focus your efforts on those. After all, it’s better to be really great on one or two channels than to be mediocre on several. Identify Your Goals Think about what you want to achieve by having a social media presence. Maybe you want to build brand recognition or increase resident engagement. Write these goals down, as they will drive your content, which leads me to the next point… Build a Content Plan Create a calendar of content to post on your social media channels. Develop content that will help you achieve your goals, but don’t make it all about you – people don’t want to feel like you’re always trying to sell them something. Instead, provide your audience with content that is relevant and useful. Try the 4-1-1 rule: 4: Share 4 pieces of new and relevant content from sources like blogs, website......

Pinterest Adds Mapping Tool, Providing a Great Option for Marketing Your Portfolio or Property

b2ap3_thumbnail_pinterest-map.jpgPinterest has just added the ability to create a map pin board, showing both your pins and a map at the same time.  If you haven’t used Pinterest for your property or company yet, now may be the time. To give you a feel for how a map pin board looks, check out this pin board map for the Top 100 Hotels in the World:  Here are some options for using the map-style pin board for your properties: Mapping Your Portfolio.  This may be a region-specific pin board, or even showing beyond that, and gives you the opportunity to showcase your communities in a visually vibrant way. Mapping Your Surrounding Community.  This is a fantastic way to showcase local hotspots, whether they are museums, restaurants, stores, or other interesting locations surrounding a given apartment community.  Even better, this could be tied in with a community-specific blog that showcases these types of locations, boosting your other online efforts at the same time. The Risky Option – The Competitor Map.  At first blush, most people would not be interested in creating a pin board with their competitors, but it’s actually a compelling option.  Although you are sharing information about competitors, it also gives you control over how everything is portrayed.  For example, let’s say that you have one gorgeous competitor that just sprang up.  Well, this gives you an opportunity to include all our competitors but that one.  It also allows you to show yours as the top property ahead of all others.  Having ......

Roll Out the Welcome Mat!

Roll Out the Welcome Mat!
Nothing conveys hospitality more than a welcome smile and a handshake. Although this has been the tried and true method of displaying your friendly side, in today’s social age, more interaction takes place online via mobile devices than in person. According to Statisfacts, a national apartment-resident survey firm, 53.9% of renters prefer their cell phones as a primary contact method. We interact online more than ever but the opportunity to engage with residents and prospects still remains. Shifting one’s mindset to create a welcoming front online is an approach many brands are adopting in order to be perceived as hospitable and inviting. For leasing professionals and property managers, this is vital to ensure that prospects convert to residents and residents are retained.   What online strategies are you implementing to roll out the welcome mat and make your audience feel at home? How are you humanizing your brand using social media?   Town Hall Meetings via Twitter are a great way to keep your finger on the dial regarding resident sentiment. Not only does this encourage open dialogue, but a Twitter chat with a custom #hashtag is free brand exposure for you. Your social-savvy residents will find this not only refreshing, but also convenient for their lifestyle.   Facebook Updates and Events not only work wonders in keeping your audience engaged, they allow you to share community-related news and events such as repaving the parking lot or the upcoming Social Network Happy Hour.     Moving Tips via Pinterest will take some of the pre......

Ideas for Father’s Day at Your Community

Father’s Day is around the corner and it’s a great opportunity to do something special for the Dads in your community.  Most people will want to spend the day with their children, so try one of these fun activities in the days leading up to Father’s Day. Tie Drive  It can be easy for Dads to roll their eyes at another tie for Father’s Day, but not all Dads are so lucky.  Host a Tie Drive at your apartment community to collect work clothes for those who are less fortunate.  Something as simple as a dress shirt and tie can give someone the confidence they need to go into a job interview.  Bring the entire community together by inviting other local businesses to participate and really make a difference this Father’s Day. You’re the Best, Pop Thanks to my Pinterest addiction, I have found lots of great Father’s Day crafts, including this one.  Put together gift tags that say You’re the Best, Pop!  You can get really creative with the tags and cut them into shapes like ties, basketballs or briefcases.  Then fasten the tags onto pop bottles and bags of popcorn.  Hand the snacks and drinks out for free to all of the Dads in your community this week.  Check out other fun craft ideas on my Father’s Day Pinterest board. Card Making Although gifts from your community are much appreciated, every Dad really looks forward to the homemade presents from their children.  Organize a Father’s Day card making activity......

20 Steps To Being A Pinterest Superstar

How to be a Pinterest SuperstarSome of you may have already jumped on the Pinterest band wagon and some of you may still be wondering what exactly it can do to help increase traffic to your communities. The number one reason to use Pinterest is for the referral traffic – that is the percentage of Pinterest visitors who click on links to go to other sites, is far higher on Pinterest than other social media sites, according to Mashable.com. As of March 2012 Pinterest was ranked as the #3 social media site, with 104 million visitors.  Here’s the ranking: Facebook: 7 billion Twitter: 182 million Pinterest: 104 million LinkedIn: 86 million Tagged: 72 million Google+: 61 million If you haven’t already signed your community up for Pinterest, you will need an invite from a fellow member.  In signing up our communities, I invited them from my personal account and learned that it was easier to register them using our Twitter accounts.  When using Facebook to sign up, it kept wanting to use the administrator’s information— not the community’s page. Here are 20 Steps to Help You Become a Pinterest Superstar: 1. Connect Pinterest to Facebook Connecting Pinterest with Facebook will allow you to follow your fans and get some of them to follow you in the process.  But, best of all, connecting with Facebook will enable you to share your pins directly on your timeline. 2. Invite Your Friends to Pinterest Pinterest makes it easy for you to invite your friends via email, Facebook, Gmail, and Yahoo. Because you have to......

Pinterst Contest: Repin to Win

I was standing in line at the grocery store with my iPhone in hand searching for something to occupy my time and mind. No texts to respond to, email is caught up and Facebook takes too long to load on a smart phone. Seems like the right time to be a "pinhead" otherwise known as a Pinterest addict. Are you pinning too?

As much as I love this app I have struggled to find the best way to use it in our industry. I looked up and saw that the grocery store was running a contest and that is when I thought about a contest on Pinterest. I quickly discovered that I was not the first person to think about it but I will be implementing it!

Pinterest is now a great tool for posting a picture and asking your residents and Facebook fans to help spread the word to their followers. Post a pic and ask them to repin onto their Pinterest boards. The top pinner will win a cool prize! Happy pinning.
