What is the best time of day to post to craigslist?

If you've tried tracking the best time of day to post to craigslist, you know it can be hard to tell.

RentLinx recently completed a study of 25 million craigslist views of 100,000 craigslist posts - from properties all over the USA. The data revealed that renters display a clear preference for postings done early in the morning!

Try posting at 6 am - it may make a difference!

That's interesting since when I look at analytics for almost any property website that I've ever worked with....peak times fall somewhere between 10am and 4pm

Karen, the peak views may be 10 am to 4 pm, but the best time to POST is 6 am - probably because if you post early in the morning, your post is going to be near the top of the page when renters start searching later in the day.

Was there a breakdown by submarket? I'd be interested to see how the more urban areas compare to more suburban. I would imagine that at times in the greater market with which I work, due to high posting levels at times, that posts done at 6am could actually be buried by the peak search times if posted at 6am. Not saying each submarket or always...but we often see extremely high post levels.

Karen, you're right. Different craigslist cities have varying amounts of posting activity and views. We didn't do a sub-market breakdown. The chart is based on 25 million craigslist views of 100,000 craigslist posts from all over the USA.

Thanks!

And...please excuse the poor grammar and repetitive nature of my last post. Lol....was distracted by somebody and forgot what I'd already written.

I post on Craig's List all times of the day and more than once a day. If you have several ads in your account, you can renew and edit your ads with ease. Depending on the city you live in, you may want to post several times a day. For example...Living in Houston as opposed to living in a significantly smaller city.
I also find that describing your property in a paragraph is not effective. Most people don't take the time to read long drawn out descriptions. Rather...I've had a lot of success by using bullet lists descriptions. Short...to the point and lets the prospect know what you are offering at a glance.
I've also used photo enhancing programs to insert captions in my pictures. It really helps them see what you want them to see in the picture. If you do not post any pics...you may as well not post. Craig's list has been one of my best traffic sources!

I wonder how relevant this study will be as more and more prospects use CL's 'map view" to search. For those prospects, the best-time-of-day-to-post argument is moot (unless the live ads doesn't reflect the community's current pricing &...

A few weeks ago, we talked about 10 Signs of Property Management Success. This week, we’re going to take a look at the flip side of that coin, reviewing some indicators that it may be time to make some changes (after all, the time for New Years’ resolutions is just around the corner!). Following are a few red flags to keep an eye out for in your property management business. 1. Lack of referrals – This applies to both tenants and property owners. In an ideal scenario, you shou...
Even more important than providing a well-written description, it is necessary to have good pictures of your property. One of the most important things for a good picture?  It depends on your goals. If you manage a lot of properties you may want to invest in a more professional set-up.  However, if you will only be taking pictures from time to time, you may find that your smart phone may do the trick. Although finding the right camera is a very individualized process, with some g...
