Overcoming Objections to Rent Increases

User Rating:  / 0

Megan and Dawn

For decades, multi-family housing focused on getting new renters, often neglecting retention of existing residents. Here is a rude awakening:

It costs 5 times more to get a new renter than it does to keep the one you’ve got.  With so many new properties creating stiff competition, and rent increases that residents deem excessive, it is critical to rethink the process of renewing a resident while asking for a rent increase.  This session covers:

  • Ways to successfully reason and communicate at renewal time, with actual examples!
  • Why clarity of communication can make or break retention and renewals
  • Real resident objections and response examples
  • How to create a renewal letter that works
  • The likeability factor and how critical it is in resident retention
  • How resident retention begins with the very first contact
  • How to create positive PR from happy residents whose rents HAVE increased

This opportunity will help you get focused on customer retention; this session will prove that it costs 5 times more to get a new customer than to keep the one you’ve got.

The Power of Empathy - Tapping into the Heart of Sales and Service

User Rating:  / 0

Lori Snider

To be empathetic means 'the ability to understand and share the feelings of another'.

I understand. I feel you.

In this session, you will learn techniques designed to make you a more empathetic individual with the people you serve. This doesn't mean we give everyone a month free. This doesn't mean we need to do whatever the client asks. What is does mean, is learning to understand our biases, recognize them and remove them in an effort to become a kinder human. It's easy to presume people are trying to take advantage. It's easy today to never actually talk face to face with a resident. It's easy to hide behind the lease, the Fair Housing poster or anything else that we can point to, and shut the conversation down. Learn to take those "shut up and go away" statements and open up true dialogue.

The result? Empathetic behavior can generate leases, build on retention efforts and make anyone a better leader.

Join Lori Snider and the Webinar Wednesday Team on May 16, 2018 at 2pm Eastern Time to learn how empathetic behavior can improve your property management skills!

Mastering Maintenance: 2020 The Phase Out of R22 & What That Means For You

User Rating:  / 0

Angel

In 2020, the EPA has mandated the complete phase out of R-22 because of it's high ozone depletion potential. Join Angel Davila to help get ahead of the curve as he'll be discussing: R-410A conversions, substitute refrigerants, and how to avoid cross contaminating HVAC systems at your community.

The cost of R-22 is on the rise, as it will no longer be produced after 2020, and the only availability thereafter will be based upon recycled or reclaimed refrigerant. This should be alarming to maintenance professionals as over the years a 30-pound cylinder that used to go for $40 has now sky-rocketed to $500+ per tank. The old saying of "if you fail to plan, then plan to fail" will become an understatement, and properties should begin preparations for retrofitting or complete replacement of their current HVAC systems. During the inevitable changeover process, teams should also begin labeling the systems to avoid cross-contamination which could result in compressor failures, voiding of the warranty, and in some cases the mixing of refrigerants can cause the mixture to become flammable!

Join Angel Davila on May 9, 2018 to plan for the R-22 phase out.
