In most organizations, if you are the best at your craft, it's likely you'll be selected to be the next team leader, supervisor, or manager. The irony is that few new (or future) managers get much training on how to actually manage. The reality is that you must leap into a whole new set of tasks that require a whole new set of skills.

In this one-hour webinar, Larry will provide you answers to some of the common problems new managers face like:

  • Understanding the psychological challenges of making the leap to a managerial/supervisory role.
  • Overcoming the “I can do it better syndrome.”
  • Avoiding five big mistakes every new manager makes.
  • Establishing your authority and understanding its limits and applications.
  • Learning to balance letting go with staying in control.
  • Accepting that you can't be everyone's buddy.
  • Delegating in a way that gets results.
  • Applying a method of communicating that avoids SNAFUs.
  • Giving feedback when it's not good news and surviving the experience.
  • Taking joy in the development and growth of others - it isn't what you do that counts, it's what they do that counts.

Getting these answers in a one-hour webinar is a great way to start your management career.

Management and leasing teams are always included in Fair Housing training, often leaving maintenance folks behind.  However, as a maintenance technician, you are usually the most customer facing person on the team.  It is important you understand the Federal Fair Housing laws and how they affect you and your career.  Recently, there have been many claims filed against maintenance technicians that are based on both Fair Housing and Sexual Harassment issues, with hundreds of thousands of dollars in settlements.  This session will provide a quick overview for you to better understand your role with these very important subjects.

This list of example interview questions for leasing consultants was created by the Multifamily Insiders community.

  • What is your leasing ratio?
  • Name an occasion where you dealt with an upset resident/customer, what was the problem and how did you handle it?
  • Give me an example of what excellent customer service means to you.
  • What would you do to create a stronger sense of community here?
  • A resident’s apartment just flooded. You need to calm them down and also explain that renter’s insurance is ultimately responsible for their belongings. What would you say to this resident?
  • Ask them to do a mock tour on the model/empty unit. Give them 5-10 minutes to look around and treat you or maybe the leasing manager to a tour as if you were a prospect.
  • What is your favorite app? (The intent is to gauge their interest in technology so you can determine if they'll be able to adapt to your systems and tools.)
  • Sell me this phone on my desk. (Some say it's a black phone and laugh others may say it's a multi-line phone with the ability to have calls transferred as well as other services that could be available with additional charges. What I look for is someone quick and confident on their feet because leasing is easy to teach.)
  • You have 3 tasks to complete....one is very challenging, second is not so bad and the tired is very easy, but will take the longest time to complete. What do you do first? Why?
  • Have them take you on a tour.
  • Can you sell me this pen?
  • Sell me what you are wearing.
  • What’s your definition of integrity and why does it apply to this position?
  • If a prospect is undecided between our community and one of our comps, what would you say to help close the deal?
  • What are some things you have done or would do to ensure our residents have a positive experience?
  • Do you find yourself talking to strangers? Give a recent example.
  • What can I expect from you from the moment you walk through the door until you leave?
  • If you are going to bring something to a team pot luck, what would it be?
  • What’s your favorite close?
  • What words would your coworkers use to describe you?
  • You have three people rush in the office at the same time. One is a prospect, one is paying their rent, and one is very angry about something. Who do you help first and how do you handle each person?
  • What do you do better than anyone else?
  • Tell me where you see yourself in 5 years.
  • What’s the best encounter you have had thought out your leasing career?
  • If new to the industry, want to see out of this venture?
