I have a tenant who passed out a notice to tenants in his building threatening eviction for noise. He also called the police today on a family who just brought their newborn home from hospital. The noise is not abnormal it’s an apartment complex there is some level of noise. Police stated they had to walk the building 2 times and still didn’t hear anything out of the ordinary.

Guest Insider I would offer to let him out of his lease. If he refuses (as sometimes they like to stay around for the drama), then get with your attorney about what rights you have for eviction. At the very least you can non-renew at the end of his lease term.

Guest Insider I would point out that he doesn’t have the authority to act as an agent of the owner or management company and to not approach or send notices out like that again. I would either offer him the opportunity to vacate the premises for the safety & sanity of your other residents or issue him a non renewal at the end of his lease term. This may be something you bring him into the office to discuss so that there is no question of misunderstanding.

(1) do you get questions about why you charge those, (2) if you do, what are your answers? I’m surprised there are still rental properties that do don’t accept pets and others that do but don’t charge pet rent &/or pet fees—but they are out there. Thanks!

Karen Mallinger We don’t get questions much but the simple answer is that pets are more likely to cause damages than humans and while I’m sure your pet is the exception, our policy needs to treat everyone equally.

Guest Insider Chris Finetto we charge for carpet cleaning at move out, pet odor treatment is an additional charge. Well, every resident vacating a unit is charged a cleaning fee and a carpet cleaning fee (unless they only had vinyl). We don't have to tell what those costs are, either, as we bill back via an invoice from the vendor. That specific verbiage is in the lease and notice to vacate. Pet addendum covers pet damages. No explanation on the charge beside 'pet-related' is needed for where I am.Just a side note, every apartment with renters insurance we can file a claim at move out and they cover pet cleaning and damages.

Chris Finetto The fees are to recover costs associated to having animals on site. Grounds cleaning, even though you pick up poop some don’t and there’s lawn and turf maintenance to consider. Pet occupied apartments are less desirable, same as a smoker’s apartment.Move out costs are much higher, pet occupied apartments require additional cleaning - deep cleaning floors, ducts and furnace.Pay or Go - My favorite, if you don’t want to pay then it is your choice to live somewhere else. Chick-Fil-A charges the same with or without the pickle. If you want a deal, go to Chick-Fil-A and ask for extra pickles.

Guest Insider The deposit is to cover damages in the apartment that are more likely to occur when you own a pet. Fees and pet premiums are to recoup money spent on things like dog waste stations and bags, replacing sod from pet urine, paying a poop scoop company, maintenance time for picking up poop etc. As well as recouping some money on the turns as well for additional items needed when you own a pet (cat or dog).

Guest Insider True story...we were located in a pocket of heavy competition - basically the same 80's product, good location but intense. Our property had been no pets since construction - wierd! With difficulty leasing and getting top rents, management decided to accept strictly controlled pets. Didn't really level the playing field. I was asked to assess and decided to try NO PET RENT! It was $15 a month so in a year we would lose $180 in revenue - big deal compared to an empty or underpriced unit. We went big on website and ads "We've set your pet free" Your pet is a family member - why charge rent! Incredibly successful!

Maria Johnson We rent houses. Very few apartments or multiplexes. We allow 2 four-legged pets. We charge a pet fee for each pet and that money goes to the owner of the property. We don’t charge pet rent. The biggest problem we have is the same as everyone else. Claiming the pet is an Emotional Support Animal to avoid paying the pet fee. I hate that law.

Chris Finetto Best bet, hire a company that uses a truck mounted steam cleaning machine for floor tile and grout. Stanley Steamer…I had similar issues with several buildings over the years. Once I had the stairs cleaned, we treated with sealer and some we painted. Once painted, you can use a damp mop to clean.

Marty Lax Kaivac makes a machine that has an attachment that sprays pressure and vacuums at the same time. You would need a small portable scrubber to be able to get each stair. We use a doodle scrub by Square Scrub.

Guest Insider Do not ever paint stairs!!!! I see this all the time (I've even tried it on my own properties), and it looks like hell within 6 months. It will cost you a fortune in the long run because you will need to paint them every year. Epoxy will also fail. You need to find someone who can do a polyaspartic coating. It's difficult to scratch or stain, and cleaning is a breeze. This is the only product I will ever use on stairs or breezeways - unless someone invents something better.

Donje Putnam Soooo I’m a Realpage Fan and now see all types of software. I still love my Onesite. Entrata seems easy to use. I logged in and started looking up resident ledgers and could pull delinquency and such without training. Appfolio I feel like I can do the same and the reports can be easily customized to what I would like to see. I was able to set up a report to pull how I wanted with a coffee’s worth of coaching from a friend who switched from RP and did not want to look back. Both seem more intuitive than RP but less depthy on the accounting and reporting side. The reports were customizable but Realpage I can pull your eye color for a GL code. I’ve not used Resman yet. I’ve touched base with yardi and it was my least fav.

Caroline Thompson I would pick Entrata over Onesite time over time. I was a Onesite user for years until we started our migration 4 years ago. Now, using Onesite feels like a dinosaur. Support from Entrata can be a little slow at times, but I hear they are working on it. 9 times out of 10, issues that users experience with Entrata do have to do with company settings, though.
