I absolutely hate Grace Hill. It’s so lazy. It feels like a way for owners and companies to avoid liability vs really making sure the staff gets something out of the education. Just my opinion. I know it’s not universal. But I’ve always hated those online classes.

Do you have the option of paid parking?
I'm not sure the location or situation but I've seen properties make deals with nearby stores to open their lots to residents for when they're closed.
It may also be worth having someone come out and see if you can squeeze any more space out of what you have with new paint lines.
Alternatively, offer a no car discount to try and bring in more folks without cars. Offer free bike storage and/or work with Lime/Bird/whatever is in your area to get more e-bikes or scooters nearby. Offer a car or bike rental through the property - lots of vendors out there for this.
If parking is an issue, that will never go away so trying to get less car owners as residents is the best long term strategy imo
