Curious to hear of any other properties finding it difficult accessing apartments during an emergency only to be faced with a pet/animal (dog), preventing the tech from accessing the apartment. What do you do? How to you manage that situation especially when the tech is not comfortable going into the unit with a loose dog?

I usually recommend they take a copy of their lease paperwork and discuss it with their attorney. Agreed with all above who state that most of the time this is just a scare tactic by the resident. Normally when you recommend them to take a copy of the lease to their attorney the non-issue gets dropped.
