Curious to hear of any other properties finding it difficult accessing apartments during an emergency only to be faced with a pet/animal (dog), preventing the tech from accessing the apartment. What do you do? How to you manage that situation especially when the tech is not comfortable going into the unit with a loose dog?

Guest Insider Contact the resident and have them return so that you can complete their requested emergency repair. You didn’t give us the nature of the emergency so let’s say it’s the a/c in the Texas heat. “ Mr resident we’re unable to enter your home to service your a/c due to a pet that is not kenneled. If you can return before 3p we will be happy to return to determine the issue” If not, please let us know what time tomorrow we can enter”. Does your site have the policy that all animals must be kenneled before service can be performed? If not, ya need to!

Guest Insider Understand dog breed. Dogs just protecting. So what does your contract say. I mean, if you have a protective dog for ur safety than u must be present or crate the dog for service calls. A tiny yourkie can bite ur ankle and do considerable damage to your tendons causing long term limp. Tighten up ur contract and dont forget to require resident to get sufficient insurance. I love my dogs
And they are family but i never know who they will hate and bite.

Kimberly Halstead I usually recommend they take a copy of their lease paperwork and discuss it with their attorney. Agreed with all above who state that most of the time this is just a scare tactic by the resident. Normally when you recommend them to take a copy of the lease to their attorney the non-issue gets dropped.
