Should someone with an eviction be given a second chance?

Kristi Bender The problem is, this is a black and white question and the answer is complicated.
What was the reason for the eviction? Was it non-payment or did they violate the lease in an egregious way? Have they rented since? What are the other aspects of the rental application? Credit, background, other rental history? How long ago was the eviction?
In certain circumstances, yes, an eviction should be considered but it's not a one size fits all answer.

Vicki Sharp I agree either way you to a certain point Kristi Bender, but most of the time these factors really are not at the heart of the issue. By the time we get to, and through the eviction process, the resident has had lots of chances to cure the problem.

The company o work with now will accept a prior eviction if the money owed has been paid. I certainly would not consider it in other way.

Kathy Vance Too many variables. Need more info. Typically, I might say no, because once I get to the eviction stage I know we have tried all kinds of ways to reason or work with the resident. But, I have no idea what the process is for the person posting this so I don't know if they go to eviction without any other efforts or considerations.

Guest Insider We don’t even get commissions anymore 😭 and the bonus structure for my position specifically is TERRIBLE. The hourly is “competitive” but not “COMPETITIVE” lol so I stick with the structure at the moment

Guest Insider The boxes themselves look in tact. You just need to have a new kiosk shelter built for them.
Or you can buy all new pedestal boxes...but those aren't cheap.
Mailboxes.com is generally where we get those. USPS recommends them. You may even want to call your postmaster and find out what they recomend as well if you go with new boxes. As they have good insights on durability and which ones seem to hold up best in your region. Also they have to order new or swap out the master locks anyway.

Guest Insider Depends on the judgement and how long ago and if they owe a debt. In Oregon depending on where you are you can only go back 3-5 years for evictions

Miles Scruggs If you’ve forced the process to eviction that is a massive statement. There are so many opportunities to avoid eviction. That is a commitment to aggravating the process to the full extent possible.
