I've ordered new concrete insets before, but not the metal edge the steps sits in. Any clue where to get this from?

Guest Insider Raw steel ok. Galvanized is NOT good for welding. Zinc vapors given off when melted are highly toxic.

Guest Insider Just cut it out and have the welder install new clips and a bolt on tread. Not going to match but here in Dallas that’s what we do.

Guest Insider Its just a c pearling cut and welded with bolts on the sides. Any fabricating shop should be able to make these. PS metal is stupid high right now!

Chris Finetto You can mix and match (pre-cast and pans) as long as the rise between steps is the same. Doesn’t look great, but gets the job done. To fake it,... Show more

Guest Insider You can just have the old metal pan just out and new tabs welded on to the stringer and concrete treads welded in their place.

Tom DeAngelis Get rid of the pan style, use precast drop in instead.

Sarah Bernier I would call a metal fabricator. It’s an easy job. Shouldn’t cost much.

This is a first. Resident reported a broken window to previous management 2 years ago; window wasn’t fixed and resident did nothing. This is now his second squirrel’s nest in his home.
How do you live like that?!?!
As an fyi I just started managing this property a month ago and as it’s only a six family I visit once a month.

With so many changes occurring in multifamily leasing and management, owner/operators are seeking ways to meet the challenges of shifting consumer tastes, ongoing hiring and retention issues and maximizing revenues.  Centralization is the next natural step in the industry’s continued modernization, offering a path to effectively manage prospects, teams and assets wh ...

Why I Want to Know More About ESG in Multifamily

When I conducted the interviews for this year's 20 for 20 White Paper, ESG (Environment, Social and Governance) was an unsurprisingly common theme. Based on the 20 conversations with senior executives, it seemed that ESG was becoming a driver in many decisions, including technology implementations. At the time, I ...

What is the Full Property Life Cycle?

Technology has taken multifamily by storm, yet the adoption of advanced solutions remains behind the curve on the maintenance side of operations. Some operators have finally replaced paper work orders and make-ready white boards with an online service request platform, but many continue to relegate other aspects of the physical property life cycle to antiquated methods. Service request platforms and maintenance workflow solutions h ...

Perils of Property Management: TOO MANY EMAILS! Using CC/BCC responsibly.

Who really needs to be on this email? I am guilty of all of these, and I've been working on being more thoughtful about CC and reply all. With the over-whelming amount of email people get daily, should you direct your email to a smaller pool? Are you wanting to publicly air the content that you are sharing or are you including all out of habit? This is broadcasting, not emailing. Policy can't and shouldn't be changed by ...
