Guest Insider We use CRM but for an affordable property I don’t thinks it is best. I used it at my last property which was market rate and I thought it was great! I think it is property specific. All needs are different, but for affordable it is basically a guest card, other than that we cannot use the functions to lease, do renewal proposals, etc…. It’s great on a market property!

Any great advice or tips to help Organize maintenance Work Order Management System and make readys? Other than the usual make ready board? What techniques have worked the best for your community?

Guest Insider We use happy co for our work orders and our make readys. So happy co works in conjunction with yardi, so I can see in yardi and happy co what is being on the work order side. While we do keep a make ready board in our office so that leasing can physically see what they have by one look at the board, happy co provides move out inspections, which leads to them scheduling vendors for the make ready, it also has the pre move out or move in inspection with pictures, it also has the final touches of a sparkle clean inspection. So we are able to track from pre move out inspection, to move out inspection, to scheduling vendors, to the sparkle inspection. Works great easy to work with and flows with rental software

Loved my residents and they loved me. I got flowers, cards, gift cards, medicine gift basket after I had surgery. If you think someone has bad intentions obviously don’t but for me I have always had great relationships with people and I’m glad cause they were good to me to!

What software would you suggest for a smaller developer 50 or less units? They want to collect rent, work orders etc. nothing too crazy. They are hands on. Can’t do AppFolio they have less than 50 units.

Found that they were billing residents that shouldn’t be billed and vice versa also were billing incorrectly. I looped in our HelpDesk and after reviewing months of billing, they ended up owing us almost $16,000.The best company that I have used in the past was Ocius. They were accurate, easy to use and very helpful. Good luck!
