Anonymous member I used to work at a place like this. I was let go due to irregularities such as that and trying to report it. It was reported to HUD and other agencies and nothing happened. In this case documents were left with unauthorized individuals to handle them. Nobody cares and nobody did anything.

Guest Insider We hired security and resident must use the resident app to access the pools. They also must provide verification of residency when asked. If they can not they are asked to leave or the police are called for trespassing. Once word gets out they find another pool to go too. Typically takes us about 6 weeks. Then we can scale back on patrol services.

Guest Insider 💯! The no training is what gets me. We are expected to get certifications and all the stuff but trying to hire leasing and assistants in a fast paced environment and then we have to train them all the while they aren’t being properly compensated, usually with no leasing or renewal bonuses. As well as all staff members being under compensated.
I am one of the lucky ones, my company believes that we should be paid well and fights for us with the clients.

Brooke Donelson You nailed it. We can’t expect compliance-level results without compliance-level training and compensation. Throwing someone into affordable housing and saying “you’ll figure it out” is one of the most expensive decisions an ownership and/or management group can make. I’m glad you’re with a company that understands your value. That’s unfortunately still the exception instead of the rule.

Guest Insider On site, we 100% agree. The HUD regulations when they are in development approval process is the issue. The marketing plan gets turned in during QAP and to make the asset qualify, budgets have to be approved. Payroll is considered a controllable expense and often is cut to show the asset will sustain itself.
The more income from rent and fees you make is what pays for expenses, including the mortgage and other debt services, but that has to be 'affordable', so its not really a sustainable model for LIHTC properties unless its over 200+ units... and even then, the owners and investors want a profit.
Meanwhile the employees in the affordable market get all the 💩, harder work, less pay AND THE VENDORS Ignore them when they go out of their way to treat conventional property employees like royalty.
VENDORS LISTEN UP: affordable properties have special reserve accounts for CAPEX expenses that the owners MUST spend and get reimbursed from those accounts from HUD with PROOF of payment! Treat...

I completely understand that ownership and investors have financial realities to work within (though they don’t always understand that side). My concern has never been why it happens—it’s the long-term impact it has on the people responsible for keeping these communities compliant and successful every single day. People like YOU!
Affordable professionals are expected to master regulations, compliance, resident services, audits, recertifications, and everything a conventional manager does, often for significantly less compensation. That’s simply not sustainable if we want to retain experienced talent.
And your point about vendors deserves its own conversation. Affordable teams should be viewed as valued partners too.

Guest Insider I was at corporate on the development team for a few years and I truly fought for the on-site teams. I am no longer there because the owners didnt agree.
I'm proud that I was able to implement policies to get bonuses for the staff that were never implemented before. It's unheard of in affordable housing, but a successful property starts with the teams on site, not some owner who looks at Financials twice a year and nit picks them.

Guest Insider Creating a centralized affordable application processing department responsible for all the affordable aspects of leasing is the only real way to do it. One (1) well-trained, focused, dedicated analyst can review, validate, and approve move in applications and recertification for 10-12 properties, depending on unit count. This way the expertise is centralized to a small team, and the on-site staff doesn't need to know anything about compliance. They just need to be good "people-persons" and sell the community amenities, and foster good relations with residents.

Guest Insider Brooke Donelson That’s a great question. I think it’s a combination of things, but if I had to choose one, I’d say it’s a lack of understanding of what affordable housing professionals actually do.
I currently work in affordable housing, I’ve seen firsthand that we’re not just managing properties, we’re protecting funding, maintaining compliance, navigating ever-changing regulations, preparing for inspections, completing recertifications, and serving residents, often all at once.
To me, the pay gap is really a value gap. Organizations tend to invest in what they see as mission-critical, yet the people responsible for protecting revenue and keeping properties compliant are often expected to simply “figure it out.” I think our industry is still catching up to recognizing affordable housing as the specialty that it truly is.
