This industry talks about technology constantly, but there's a real gap between what operators say they're using and what's actually driving performance on their properties.
Our research set out to close that gap, pulling data straight from operators across the country instead of relying on vendor claims or assumptions about what "everyone" is doing. What came back was a clear picture of where multifamily actually stands with adoption, where the real gaps are, and which technology investments are correlating with the outcomes operators care about most.
One finding I keep coming back to is that the largest operators in our research had the highest levels of tech adoption by a wide margin,which makes sense when you think about the resources it takes to pilot new platforms, staff a tech team, and absorb the cost of trial and error.
Scale has always bought you a head start in this industry.
What I can't stop wondering is whether AI changes that equation.
A regional owner with twelve properties can now access tools that used to require an enterprise budget and a dedicated implementation team, and the barrier to entry is dropping fast.
I don't know yet if that gap closes as much as it feels like it should, but it's worth watching closely over the next few years.

Your point on regional operators is the one worth watching. Enterprise portfolios have the budget advantage, but they also carry the implementation drag — layers of approval, dedicated tech teams, and pilot cycles that slow deployment. A regional owner with twelve properties and operational agility can move from decision to execution faster than a 300-unit enterprise can schedule the kickoff call.
The interactive dashboard is the right format for this data. Benchmarking against peers of similar size and region turns research into an actual decision-making tool rather than a vendor-facing slideshow. TECH
