We had a time yesterday at Leadership Lab with Kevin Owens, CPM® !!
At one point, after I had already taken two pages of notes, he said the one thing I wished every operator in that room would tattoo on the inside of their eyelids:
None of this matters if you fail your people.

I ended up with three pages of notes in that hour. Over-communicate, even before you have answers. Make decisions quickly even when nobody knows what the org chart looks like next month. Good stuff, all of it. But that one line is the thing I'm carrying home.
Every person in that room has lived through a change where leadership got so wrapped up in systems, targets, and rebranding timelines that the folks actually running the day-to-day operations found out their fate from a company-wide email.
Kevin wasn't warning us about a possible small misstep; he said out loud the simple but often forgotten thing that will erase every smart decision you made up to that point.
You can migrate every platform flawlessly. You can hit every number on that integration timeline.
It doesn't matter one bit if your team stops trusting you along the way.
Trust will walk right out the door; retention will walk out right behind it, and your culture and your numbers will follow.
.
Thank you to Kevin and to every leader who showed up yesterday and made this one of the realest conversations we've had in a while.
This is why we do Leadership Lab. Operators talking to operators.
Nobody is performing. Everybody is leaving a little better than they came in.

The current administration has reportedly discussed potential changes to capital gains taxation, including the concept of indexing capital gains for inflation. The principle is simple: investors could potentially be taxed on their real economic gain, rather than the full nominal increase in value. Here's an example:An investor purchases an asset for $300,000 and sells it several years later for $500,000.Under the current system, the taxable gain wo ...
Most portfolios market everything in roughly the same voice. It's an easy thing to let happen. The marketing team is centralized, the templates already exist, and nobody wants to maintain five separate brand systems for the same owner. The question worth asking is whether your portfolio is having one conversation or several.Consider the range in senior housing. A single organization can operate permanent supportive housing where residents contribu ...
I've talked to 3 PM's last month who are only checking income for co-signers.
My question to them... are you willing to risk fair housing compliance, contract enforceability, identity fraud, or financial backing by not screening co-signers the same way as primary applicants?
How is the group approaching co-signers?

Excellent article. There is an old saying that stands the test of time. You don't get what you expect. You get what you "inspect!" Continue to review and expand, as needed, your checklist, as even a 20+ year employee can forget to inspect every it
One of the biggest misconceptions about leasing is that it’s all about giving tours and showing amenities.
In reality, the best leasing consultants know it’s about listening first.
Over the years, I’ve learned that some of the biggest mistakes are:
• Talking more than listening.
• Selling features instead of helping people picture themselves at home.
• Being afraid to ask for the lease when someone is ready.

Leasing isn’t about convincing someone to sign a lease—it’s about helping them find the right place to call home.
If you’re in property management, what’s one leasing lesson you wish someone had taught you when you first started?

A practical way to measure Generative AI's impact on leasing, collections and renewals AI earns attention in multifamily for many reasons, but for operators, there are two clear drivers of value: automating outbound communications to move work faster and making execution more consistent. But none of these promises belongs in an NOI discussion until it can be tied to a measurable operating result. The useful question is not, "Is AI he ...
There is an unsaid issue that too many companies struggle with - there are so many open tickets, that we can’t afford to have our maintenance teams stepping away from their daily duties. Therefore, maintenance does not get the training opportunities they need, including leadership growth.

I've been in brokerage for over 25 years now, and I've watched a lot of firms come and go.And here's the thing: the ones that last don't have some secret sauce. They're not smarter than everyone else. They're not connected to some magic pipeline you don't have access to.They just do three things, over and over, long after those things stop feeling exciting.I call them the 3 F's.Read through them and be honest with yourself about which one y ...

Not an adventure to share but does anyone have a good elevator company to recommend?

Absolutely agree, Sarah! It's awesome to hear that your teams are having those conversations and using their skills and communication to make things better!
The apartment industry spends enormous amounts of time discussing occupancy, conversion rates, resident satisfaction, and operational efficiency.Yet one of the biggest sources of friction in the renter journey is hiding in plain sight.Uncertainty.Not uncertainty about rent. Not uncertainty about availability.Uncertainty about pets. For millions of renters, the question isn't simply:"Are pets allowed?"It's:Which pets? How many? Are there breed restric ...
This applies so much beyond training, too. We see the same thing with marketing technology and AI right now. More tools don’t automatically mean better performance. The teams getting the most out of them are the ones having the conversations, buildin
