Earlier this month, one of my newer residents lost her mom (she was m$rdered). I found out when I contacted her about a recent noise concern she had left me a message about and I was following up. You know how some folks have the slightest issue with an appliance and demand a new one? ESA question. If someone has a valid, verified by the proper medical script ESA but only lets the 9 lb dog go potty on pee pads in the unit, which we typically prohibit, am I legally obligated to let this happen? We have a specific, legal assistance animal addendum which states "Residents understands the landlord is permitted to establish reasonable rules to address legitimate concerns for the safe and sanitary management of all animals,... Miles Scruggs I don’t get too in the weeds about how they manage their animals as that is their problem to solve not mine. If the animals are disturbing others then that is grounds for removing the resident and ESA doesn’t factor into that. If they are damaging the unit then I have the damages repaired while they are in there at a level that is indistinguishable from before and pass the cost onto the resident.
Most people after paying a few repair bills weirdly enough start to make different choices about how they manage their animals.

Katie Rigsby If there is a disability related reason that they cannot physically take the animal out, it would be reasonable to allow. However, they are responsible for regularly disposing of the pads and preventing damage to the home.

Megan Goodmundson I wouldn’t try to manage it from the letting the dog use pee pad angle. I would manage it from 1) is there an odor coming from the apartment? Is the apartment clean to prevent pests? And then when they move out it needs to be returned to move in condition. Pet damage (esa damage) would be addressed at move out.

Wisconsin Property Manager here. We are moving some of our smaller properties to coinless (yay) laundry. Out of curiosity, what is the going rate for washing and drying? We haven't changed our laundry rates in about 10 years in our buildings. It's currently $1.50 per load. Thanks.

Guest Insider Wisconsin PM. We charge .75 for wash and $1.00 for dry. We have hookups for washer and dryers in their Apartments so most residents have their own washer and dryers.
