Does anyone else charge/incorporate into there resident move in/ or monthly amentity fees like resident community mobile apps? If so what amount are you charging? We were charging $1 per unit but recently we were told to raise it to $3 per unit based on the benefit to our residents, but that feels high to me.

If the owners of an apartment complex (let's say ~150 units) decide to hire a management company, would the management company hire the onsite staff? Would the management company pay the onsite staff? Would that be included in the 10% management fee or would they have to charge more since onsite staff is required? Assume Operating Income is ~1M.
