Jose Maciel Wow, depending on how bad the leak was that could have been fixes with flex tape then painted to match! J/K 🤣
I found this carefully placed nail in a board used to fix a floor joist. Just goes to show you the person driving the nail needs to be just a little smarter hand the nail!

Property Manager: Stewart what should I do about this resident who didn’t pay for their electric running a extension cord to the outlet on our common meter?
Stewart: Before we get to that, let’s talk about why there is an orange on the floor.

Lets talk cabinets and kitchen design! The first picture is of the absolutely horrible enclosed kitchen that we have in many very large apartments at one of our new acquisitions. The living room and dining room touching the kitchen is very large. The 2nd pictures is after demolition, a blank canvas if you will. The rest of the pictures are rendering and blue prints of our first proposed design. The key is space for a dishwasher and having at... Show more

Kelli Ashcraft I like it but is there a pantry space?

Megan Goodmundson I would nix the island make it a peninsula coming off the end of the cabinets. Also cabinets to the ceiling if possible. Can you work in a double door pantry with pull out shelves?

Lilah Poltz I agree with adding the cabinets to the top of the ceiling and then adding some pantry storage if possible. Instead of an island can you do a U shaped kitchen for more storage and counter top space?

Kathy Chaney My property is right next door to a Target and a block from WalMart. Once had 27 carts. Called both store managers. I know those carts cost at least $800 each. Told them come get them or they are going in my dumpster. Told several residents who were out of work to go to the stores, see if the would pay a "reward" for each returned cart. Or even take them all to a recycling dump for some cash. No takers. Still there after a week, and there were more than before. I don't even bother anymore. Resident leaves a basket, to the dumpster they go!

Mark Tanguay I've tried getting some companies to come collect them. Some refuse, but i did have luck once. They took the good ones and left the broken ones behind. Last time I called them! Fortunately i have storage space. They work great for trashing out apartments, cleaning after a turn, and the residents borrow them to run groceries from the car to their apartment... but most I drive back to the store and leave them in their parking lot. I don't want too many and i don't want to overflow my dumpster.

Stewart: Look, we just don't allow satellite dishes to be installed, they don't look good, and the installers always damage the roof or the brick.

Cindy Shearer We outlawed them at our apartments; everytime someone moved out, the pole and/or dish was left behind. Every time someone moved in, the new provider did not want to reuse the poles/dishes that were in place. They were stringing wires everywhere on the outside of the building. We worked with a local cable company and had the buildings rewired so that cable is available to all units. The residents have to make arrangements with the provider if they wish to have service.

Jonathan Cheville I worked briefly at a property that allowed them as long as they weren't attached to the building. There was a small hill that most people used to set the dishes up on, well away from any buildings. On night a thunderstorm rolled through and lighting struck the hill, traveled down the mess of wires, and burned down a building

In Property Management, there are some ground rules, some guiding principles, fair housing and other laws, but the most important thing you need to know going in, is under no circumstances ever open the abandoned parking lot cooler.
